An excellent commercial opportunity at 13B Glaisnock Street, Cumnock. Extending to approximately 58 sq m (624 sq ft), the premises offer potential rental income of £500 per month (£6,000 per annum). The flexible layout gives investors scope to refurbish and let the space to a range of local businesses.
The premises comprise a large function room, an existing bar area with a sink, a shower and toilet facilities with a wash-hand basin. The open layout could work particularly well for a Turkish barber shop or dog grooming salon, with room for several barber chairs and a customer waiting area, or separate washing, drying and grooming stations.
There is also potential to convert the premises into a hot food takeaway, subject to the necessary consents and the feasibility of installing suitable extraction. The existing bar and function room may appeal to buyers considering private hire, small events or a social club. Other possible uses include a fitness studio, beauty salon, training room or creative workspace.
Situated on Glaisnock Street, the property offers a convenient base for businesses serving Cumnock and the surrounding East Ayrshire communities. Owner-occupiers can fit out the premises to suit their own business, while investors have several options when marketing the space to prospective tenants.
Cumnock is a historic East Ayrshire market town with a mix of shops, cafés and local services. Situated at the junction of the A70 and A76, it is well placed for customers travelling from surrounding communities. The Glaisnock Street location offers a practical base for businesses that rely on repeat local trade, such as barbers, dog groomers and other service operators.
At an estimated £500 per month (£6,000 per annum), the property could deliver a strong gross yield, depending on the purchase price. The range of potential uses broadens its appeal to local operators and gives investors several routes to generating letting interest. Achievable rent will depend on the condition and fit-out of the premises and local tenant demand.
All proposed uses are subject to any necessary planning permission, licensing, building warrants and other relevant consents.Â
