Cairn Ryan Day Hospital, London Road, River, Kent

DHA Land has been instructed by NHS Property Services to market the former Cairn Ryan Day Hospital, a vacant healthcare and office building (Use Class E(e)) declared surplus to NHS requirements. The freehold site extends to approximately 1.19 acres (0.48 ha).

The brick-built main building has a dormer roof and a single-storey rear annex, providing
approximately 735 sq m (7,911 sq ft) GIA. The site is broadly rectangular, falls from east to
west and is well screened by mature boundary trees. It is bounded by London Road (east), the railway (west), Kearsney Bowling Club (north) and Beechwood Court (south). Access is taken directly from London Road, and the open land to the rear gives scope for redevelopment, subject to planning.

Temple Ewell sits on the edge of the Alkham Valley, close to the Kent Downs National
Landscape, with a Co-op, traditional pubs and Kearsney Abbey and Russell Gardens nearby.
Dover town centre is around 2.5 miles to the south-east.

Kearsney station (c.150 m) has direct services to London Victoria in around 1 hour 55 minutes and is one stop from Dover Priory (high speed to St Pancras 1 Hour and 5m). A bus stop outside the site serves Dover, Folkestone and the Alkham Valley, and the A2, A256 and A20 are close by.

The site is accessed via London Road down a slope and past some mature trees into the car
