Description
An opportunity to acquire approximately 9 acres of predominantly grassland in an attractive rural setting adjoining the historic Whilton Lodge, with access from the A5 Watling Street.

The land occupies a substantial and relatively secluded position, with established belts of mature trees providing screening along much of its perimeter, particularly adjoining Watling Street. The grounds comprise areas of open grassland interspersed with mature trees and areas of more established vegetation, together with a number of existing timber structures.

Historically forming part of the grounds associated with Whilton Lodge and the former Holborn House School, the land has accommodated a variety of uses over the years, including school playing fields, equestrian activities and camping and caravanning, although no warranty as to authorised use can be given.

A number of timber buildings are positioned principally around the perimeter of the grounds, including former stables, tack rooms, cabins, workshops and storage structures. These vary in size and construction, and prospective purchasers should satisfy themselves as to their condition, suitability and any relevant planning permissions.

The land benefits from a convenient position close to the A5 and surrounding road network, whilst retaining a distinctly rural character. Its substantial acreage, established landscaping and existing structures provide an interesting opportunity for those seeking a sizeable landholding in the Northamptonshire countryside.
