OUTSTANDING RESIDENTIAL DEVELOPMENT SITE WITH PLANNING FOR 4 HOUSES in the beautiful costal town of Girvan.
Excellent development opportunity in popular Ayrshire coastal town. Planning permission for FOUR new homes. Approved scheme comprising 2 pairs of semi-detached properties.
Former St John's Church demolished and site cleared and levelled. Excellent access from main road. Only approximately 5 miles from world-famous Turnberry.
The approved development comprises two pairs of semi-detached houses, creating an attractive and manageable four-unit residential scheme with excellent potential for builders, developers and property investors.
Importantly, considerable work has already been undertaken on the site.
The former building has now been completely demolished, the site cleared and the ground levelled, leaving an excellent platform from which the purchaser can take the consented residential development forward.
This substantially changes the proposition from acquiring an existing building requiring expensive demolition or a speculative parcel of land. Here, the purchaser is acquiring a cleared and levelled development site where the principle of constructing four residential properties has already been established through the planning process.
The approved scheme provides for the construction of four houses arranged as two pairs of semi-detached homes. Site has been measured at approximately 0.25 acres.
For developers, this represents an appealing scale of project- substantial enough to provide genuine development and resale potential, while remaining considerably more manageable than a large housing scheme.
The completed properties could potentially be individually sold into the local residential market or retained as part of a rental portfolio, giving the purchaser a number of possible exit strategies following construction.
Local sales evidence would suggest a completed development value well in excess of £800,000- with demand for new properties extremely high locally.
The well defined site benefits from excellent access directly from the main road, an important practical advantage both during the construction phase and for the eventual occupiers of the completed homes.
The church was connected to all services and neighbouring properties are fully services so connection should cause no issue.
Girvan is an established coastal town on the beautiful South Ayrshire coast, combining an attractive seaside setting with the shops, schools, transport connections and everyday amenities expected of a thriving town.
The town enjoys a wonderful position overlooking the Firth of Clyde, with the distinctive Ailsa Craig forming one of the area's most recognisable landmarks offshore.
Girvan's harbour, coastline and surrounding countryside make the area popular with residents and visitors alike, with excellent opportunities for walking, cycling, fishing, golf and exploring the wider Ayrshire coast.
The town also benefits enormously from its proximity to Turnberry, approximately five miles away.
Home to the internationally renowned Turnberry resort and championship golf courses, Turnberry gives this stretch of the Ayrshire coast a profile extending far beyond the local market and adds another dimension to the appeal of the location.
Girvan provides road and rail connections to the wider Ayrshire area and offers easy access to Glasgow, making it an established residential location rather than simply a seasonal coastal destination.
For a developer, the combination is compelling:
Four new homes.
Planning permission already secured.
Former church demolished.
Site cleared and levelled.
Excellent main road access.
Established coastal town.
Turnberry approximately five miles away.
Rather than acquiring speculative land and beginning the planning process from scratch, the successful purchaser has the opportunity to take forward an established four-property residential development on a site where significant preliminary work has already been completed.
This should appeal particularly to local builders, small and medium-sized developers, construction companies and property investors searching for a straightforward residential development opportunity on Scotland's increasingly desirable west coast.
Prospective purchasers should review the complete planning documentation and satisfy themselves regarding the planning permission, approved plans, conditions, timescales, services, access, ground conditions and all other matters relevant to the proposed development prior to bidding.
