A prominent development site in the heart of Larkhall. Site of demolished residential property.
Good sized plot with massive potential at the prominent junction of Church Street and Broomhill Road, Larkhall.
Previously occupied by a residential property, the site offers an exciting opportunity for developers, builders and investors to explore its potential for future residential development, with the possibility of creating a new home, subject to obtaining the necessary planning permission.
The former house does not guarantee future development will be granted but historic development can never be a bad sign.
The site occupies a highly visible corner position within an established residential area, surrounded by existing housing and newer developments. Its location close to Asda supermarket and local amenities adds to its appeal, while the surrounding demand for housing may make this an opportunity worth exploring for those looking to bring new homes to the local market.
The plot is currently undeveloped and relatively level, having previously been used for signage associated with the nearby Lovell Homes Glow Garren development. With vacant possession offered, buyers can assess the site's potential and consider how best to make use of the available space.
Development potential: Opportunity to explore the possibility of constructing a residential property, subject to planning permission. This land is offered without planning permission and all future development is, of course, subject to necessary consents. Braveheart Auctions can offer no advice or guarantees on planning.
The area is particularly well served by educational facilities, with a selection of primary schools and Larkhall Academy catering for secondary education. For those seeking recreational and leisure opportunities, Larkhall Leisure Centre provides a range of sporting and fitness facilities, while local golf facilities offer further opportunities for outdoor pursuits.
The town also enjoys access to attractive areas of open space and surrounding countryside, with Morgan Glen providing a particularly pleasant setting for woodland walks and outdoor recreation. The wider area offers a variety of scenic walking routes and opportunities to enjoy the surrounding natural landscape.
Larkhall therefore offers a desirable combination of established local amenities, educational provision, leisure facilities and access to open countryside, making it an attractive location for a range of prospective purchasers and providing a convenient setting for both residents and families.
The site's position on Church Street places it within an existing residential area, with nearby housing developments reflecting ongoing residential activity in the locality.
Larkhall is ideally situated approximately 4 miles from Hamilton, 7 miles to Motherwell, 12 miles from East Kilbride and 17 miles from Glasgow city centre, offering convenient access to a range of employment, shopping and leisure opportunities.
The town benefits from excellent transport links, making it an attractive and convenient location for commuters and residents alike. Larkhall and Merryton railway stations provide regular rail services, offering easy connections to Hamilton and Glasgow Central, as well as access to the wider rail network. These services make travelling into Glasgow and other key destinations straightforward, whether for work, education or leisure.
In addition, regular bus services operate throughout the town and connect Larkhall with neighbouring towns and surrounding communities, providing further convenient public transport options.
For those travelling by car, the nearby A71 and M74 offer excellent road connectivity, allowing easy access to Glasgow, Hamilton, East Kilbride and other destinations across the Central Belt. The wider motorway network also provides convenient routes further afield, making the town well placed for both local and longer-distance travel.
