Casale Sant'Amasio (ref: 480) is a charming traditional late 1800s stone farmhouse, with land. It is in a quiet and attractive rural setting, but is not isolated, as there is a neighbour nearby, and other houses making up the hamlet of San Amasio on a few minutes away.

The main entrance has an external porch. It opens into a sitting room, with doors leading to two bedrooms and the staircase. Going up the stairs you reach a further attic room. As well as these bedrooms, there are two further ground floor rooms, the ownership of which became separate from that of the main part of the house many years ago as they were inherited by a relative, who found them useful for agricultural storage. They are now back in the same ownership as the main house, and are therefore included in the sale. They are not currently restored, and have bare stone walls etc, but are potentially a very useful addition.

Going down the stairs you reach a the main living area of the house - a very large open plan room with a kitchen at one end, another front door, and a very large terrace (45 square metres) overlooking the valley. There is also a bathroom on this level.

Reached externally, there are two storage rooms under the terrace.

At the front of the house, there is a courtyard area suitable for parking shared with the adjacent neighbour, and to the side and back of the house there is a large olive grove and arable land, which extends for a total of about 3,425 square meters.

The farmhouse was renovated nicely in 2010, but would benefit rom some further improvement work on rear of the house (for example, upgrading the terrace), and also the installation of a heating system if it is to be used in winter, the house having been used for many years only as a summer vacation house.

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
