Description

An exceptional beach front attached villa overlooking the Kyles of Bute

Description

Waterside is a unique attached beach-side house built in 2006 with an innovative, highly energy efficient design. It is extremely well insulated and built under a natural slate standing seam aluminium roof.

Waterside was designed by architect Bill Price who designed a home around its spectacular waterfront views. Its bright airy interiors are matched by fixture and fittings of the highest quality. The exterior space has been paved with Caithness stone in a crazy paving design and there is a common courtyard.

Double glazed doors lead to a substantial reception hallway with staircase to the upper floor, and off here are the main ground level rooms. Dominating the accommodation is the sitting room/dining room which is open plan to the kitchen with its solid oak fronted units and appliances by Miele. Picture windows overlook the Kyles of Bute and towards Arran beyond, and a door opens onto a large terrace which stretches the full length of the house and directly fronts the beach. Off the sitting room is a sun room with corner units including a sink and fridge which is ideal for serving drinks. Off the sun room is a home office.

Off the hallway is a large living room with ample space for entertaining. A utility room, shower room and pantry complete the ground floor. Upstairs are four double bedrooms all with en suite facilities and splendid views.

The property is currently run as a successful holiday let with a high occupancy level. Further information can be found at

Location

Waterside occupies a remarkable location which directly fronts the Tighnabruaich beach and the Kyles of Bute. It is very conveniently situated at the heart of the village with its good local facilities. Dunoon and Rothesay provide wider shopping facilities. Local clubs cater for art, music, horticultural and craft interests amongst others. Tighnabruaich has its own primary school and secondary schooling (day and boarding) is available at Dunoon (24 miles).

The area offers much in the way of outdoor pursuits and is well known for its natural beauty and dramatic scenery. Ever popular with the sailing fraternity, the area also has much to attract wildlife enthusiasts – cormorants, herons, guillemots, seals, dolphins, porpoises and basking sharks have all been observed. Sea, river and loch fishing are available in the area. In addition, there are a number of commercially run shoots on nearby estates which also offer stalking by arrangement.
