Description

Berry and George Estates was formed to make selling and buying your home much easier. To start with, we open 7 days a week, we're also available out of hours and we'll provide you with updates when your home is available on the market to be sold and once a sale has been agreed.

We completely understand just how stressful selling and buying can be, but we've found, with the right family environment behind you all the way, you'll see just how much easier it will be for you.

This home is positioned on a generous plot in a quiet cul-de-sac on the periphery of Buckley and Mynydd Isa. It's a golden opportunity to purchase a little piece of heaven in immaculate condition in a quiet yet accessible location.

With two bedrooms and two separate living rooms, or two bedrooms and a study/TV lounge or formal dining room, or three bedrooms; did I mention its versatility?

A long drive provides plentiful space for family vehicles, along with the detached garage. It is surrounded by beautifully kept gardens*, the rear benefitting from two large patio areas from which to enjoy the serenity.

*please note the gardens will need to be maintained by you if you want them to remain the same
.
The home sits at the head of the cul-de-sac and is thus free from any traffic at all other than that involved visiting you.. An obviously freshly laid tarmac drive provides plentiful off road parking and access past the home to the detached garage at the rear. To the front is a well maintained lawn which runs around the side of the 'L' shaped building where a tarmac path takes us to the side facing 'front' door.

Opening this reveals the hallway with its quality light wood laminate flooring and immediately on the right, is a glazed door into the lounge.

This is a well proportioned room with a large picture window overlooking the front lawn. Opposite this window is an eye catching feature fireplace containing a very convincing living flame effect electric fire which gives a homely and welcoming atmosphere, as the evenings draw in.

Moving further down the hall, on our left we find the first of the bedrooms; a comfortably sized double room with the added bonus of two sets of fitted wardrobes which put paid to any prospective anxieties about storage.

Past this bedroom the hall takes a left turn and here we find the stylishly appointed bathroom or if we are being pedantic, shower room. In here is a corner mounted shower cubicle with curved sliding access doors and unitary hand basin with storage cupboards beneath. The whole room is heated by a stainless steel towel rail/radiator while the more observant among you will notice that there is no lavatory - at least not here.

In a style that was common in the 50s and early 60s this is found in its own small room adjacent and while feeling a little odd initially, works surprisingly well alleviating congestion during the morning rush as people prepare for work. It could easily be incorporated into the main bathroom by using a builder who knows what they are doing.

At the far end of the hall lies the second bedroom. Not noticeably smaller than its counterpart, this also has the benefit of a complete wall of fitted wardrobes which leaves ample space for the double bed and its twin bedside cabinets and a large formal chest of drawers.

Moving back up the hall we come to the room that provides the home with much of its versatility being either a third bedroom, a formal dining room, a secondary lounge, or a separate TV room for those trying to hide away from having The Great British Bake Off forced upon them. It is admirably suited to any of these disparate roles, being a perfectly adequate double bedroom with two separate fitted cu[boards catering for storage needs.

The final door off the hall reveals the kitchen which, while not enormous, nevertheless remains spacious enough for a usable dining table to tuck in against the inner wall. A comprehensive range of fitted units form an 'L' shape around two of the walls, with a free standing electric cooker at the end bedside the back door and a void for an automatic washing machine adjacent to the sink unit. All the units appear in excellent order, with the wooden work tops making a pleasing contrast with the ceramic floor tiles.

A small cupboard beside the back door is handy for all the household detritus we all have, which has to go somewhere out of the way, while still remaining accessible. It also houses the gas combi central heating boiler.

Stepping out of the back door puts us on the driveway at the side of the home. A flagged pathway runs along the side of the detached garage before widening out into a patio area running the full width of the home before continuing round the far side of the building into a delightfully sheltered section...and this is the ideal spot in which to relax.

The remainder of the surprisingly large garden is given over to a lawn, bisected by a further flagged pathway which leads to another pleasant patio section in one of the far corners. This enables the more dedicated sun worshippers to move around during the day, so their tans need never fully fade. Haha, who am I kidding, winter will be here soon enough...but it will still be there next year!

**PLEASE NOTE** Photos are taken with a WIDE ANGLE CAMERA so PLEASE LOOK at the 3D & 2D floor plans for approximate room sizes as we don't want you turning up at the home and being disappointed:

All in all this home is something of a chameleon, able to morph into many guises, at least one of which will certainly fit your needs. The two main bedrooms can be supplemented by a third, or a study, formal dining room, music room, or a secondary lounge settling the argument once and for all over what TV channel to choose. It is safe therefore to predict it will be a happy home, such is its ability to produce harmony among those who live here and its overall condition makes it easy to expect many trouble-free years. Conveniently located and well-priced, this has been a home full of love.....can you continue this trend??*
