SITUATION
Green Farm Barns are located on the edge of the Melton Hall Park Estate sitting in a quiet location between the villages of Melton Constable and Hindolveston. This is stunning North Norfolk countryside with panoramic views of wildflower water meadows, fields and woodlands. To the east the vista stretches down to the Melton deer park. Green Farm Barns is just fifteen minutes from the award-winning town of Holt and around twenty minutes to the sea. Independent nurseries and schools nearby are outstanding and include Greshams Pre-Prep and Prep, and Norwich School (50 minutes).
There are currently three barns being developed, the others are The Great Barn, a five-bedroom barn and The Courtyard Barn which will have four bedrooms. A fourth conversion of a more modern barn will be available on the site later.
Nearby, Melton Constable Village was developed in the 1880s as a railway town and was at the junction of four railway routes crossing Norfolk. It is a small village with good independent food shops including butchers, a general store/post office and a garage. The village also has a primary school and a doctor's surgery.
The picturesque market town of Holt is a short drive away and is renowned for its attractive street frontages, Greshams Schools and a wide range of independent shops and boutiques.
There is a buzz in the air as the region enjoys everything on offer from locally sourced butchers, fishmongers and farmers markets to artisan bakers, cool coffee shops, restaurants, delicatessens, up-market farm shops and art galleries.
The town of Fakenham also offers schooling for all ages, medical centres, supermarkets, pubs and restaurants, garages and a cinema. Fakenham is transformed by its weekly market, with a farmer's market monthly and at least twelve race days a year held at Fakenham Racecourse - one of the finest national hunt racecourses in the country.
There are mainline train stations at Norwich (to Liverpool St), Kings Lynn (to Kings Cross) and Downham Market (Kings Lynn line). The cathedral city of Norwich is renowned for its shopping and cultural facilities and also benefits from an international airport.
__________
DESCRIPTION
A span of glazed doors open into the entrance hall area flooding it with lots of natural light, wide, engineered oak floorboards run throughout the ground floor, seamlessly leading through to a spectacular large open plan kitchen/dining family room with a high vaulted ceiling. This is a beautifully light room with a large expanse of bifold doors leading to the garden and terrace on the east side and solar powered Velux windows to the west.
The sitting area centres around a beautiful, curved inglenook fireplace which houses a large woodburning stove, a great centrepiece for family gatherings. There is plenty of room for relaxing on comfortable sofas and for a children’s play area or quieter reading space. The east side of the room lends itself to a generous dining area.
The Devol bespoke kitchen has been skillfully laid out and works beautifully against the minimalist, light open plan interiors. With a range of painted kitchen units under quartz worktops, a ceramic Villeroy and Bosch sink and a large island/breakfast bar with a solid iroko worktop top. Integrated appliances include a Bosch dishwasher, Rangemaster 900 professional Plus FX cooker with gas top and electric oven, and an integrated fridge.
Beyond this room a corridor leads to a separate utility room with sink and further fitted units and an integrated undercounter freezer, this is a useful room, perfect for hiding the clutter of family life.
There is also a cosy study/snug, the plant room and a separate WC at this end of the barn.
Leading off the entrance hallway at the opposite end of the barn there are two double bedrooms, the principal room has glazed doors opening to the garden and terrace and a generous ensuite bathroom with bath and separate shower, all bathrooms are designed and fitted individually to exacting standards.
There is also a further double bedroom on the ground floor, with an en suite shower room.
Oak stairs with iron balustrades lead up to a small landing with a feature porthole window, here the third bedroom has a stylish rain fall shower and stunning pale marble stone tiling. Big Velux windows with solid oak sills offer the most wonderful westerly views over Melton Park, where there is a wealth of wildlife to spot, including deer, hare and pheasant.
__________
OUTSIDE
Approached over a shared driveway leading to 3 of the barns, that will be finished in a smart tar and pea shingle, The Granary Barn has a good-sized area of private parking that sits adjacent to the barn. The garden is east facing and mostly laid to lawn with a paved south and east facing sandstone terrace. Fully enclosed, with post and rail fencing and hedging to the north boundary that softens the edges and a fabulous tall, curved wall made from mellow coloured reclaimed bricks that gives privacy from the adjacent properties.

Welcome To Jackson-Stops Burnham Market Office
We pride ourselves on being an independent national estate agency on the North Norfolk Coast , providing a unique service, specialising in the sale of properties across the whole of North Norfolk
Enviable Reputation
Jackson-Stops has more than a century of experience in the prime property market with over 45 privately owned offices nationwide and our Burnham Market office sells a diverse portfolio of quality properties from cottages to country homes, listed buildings, barn conversions and new homes.
Tailored Marketing
Our tailored approach to residential property puts our clients at the centre of all we do. From beginning to end, our knowledge, advice and exceptional service will steer your purchase or sale to a successful completion.
National Coverage, Local Presence
Like all Jackson-Stops offices, our Burnham Market branch is part of a structure which gives our clients the benefits of a top-flight national brand and the total attention of their local office - with superb results. These results prompt a great deal of feedback from buyers and sellers alike. Overwhelmingly, that feedback is very, very positive.
Personal Director Led Service
One factor behind this is that we share our national brand ownership and responsibilities across the regions. This means that, free of the need to please distant shareholders and CEOs (there are none), our directors like Tim Hayward and their teams can focus on you, their client, and your priorities - not corporate ones. When you instruct us, you will be dealing with the business owner direct.
Exceptional Local Knowledge
Sharing national responsibilities also ensures that our local teams have a broader understanding of the overall market than rivals who leave 'big picture' matters to their head office. It's part of an overall approach which generates a deep, long-term commitment from owner/directors and staff to the communities of which they are a part. And a frequent consequence of that is that when buyers moving into an area call a local friend for advice, the national agent they recommend is Jackson-Stops.
High Quality Marketing Material
We produce high quality, tailored marketing material and offer an all-inclusive fee for clients selling their homes. All of our properties are promoted on the group website www.jackson-stops.co.uk and on the market leading property search website Rightmove
We would be delighted to meet with you to discuss how we can help in regard to any aspect of the North Norfolk and regional market, please do not hesitate to contact Tim Hayward or one of the team
