A well equipped and balanced mix of bio diverse productive grassland and established woodland plantations.

Description

LOT 2 - Logie Estate

The surrounding estate of Logie is offered for sale in conjunction with Logie House. Logie Estate extends to about 204 acres and comprises a balanced mix of productive grassland, established woodland plantations and other vegetation types including riverbank and marsh, creating a landscape that is rich in bio-diversity and wildlife habitats.

The land is classified by the James Hutton Institute for Soil Research as Class 3.2 and 4.1 and can be described as a medium loam ideal for the production of excellent grass and a variety of cereal and forage crops. It rises steeply in parts and gently in others from the River Ythan at sea level to about 25m above sea level at the Hill of Logie. Managed in recent years for the production of award winning pedigree livestock, all the fields are well-fenced with water supplies and lie within a ring fence connected by good internal tracks facilitating easy movement of both stock and farm machinery to most parts of the holding.

Situated to the east of the Logie House, a range of buildings referred to as “The Hangar” is an ideal space for livestock to be housed over winter and prepared for shows and high profile sales. The construction and scale of these buildings, however, makes them suitable for a wide variety of uses. They are currently let on a commercial lease to 31st May 2025 and comprise:

1. Cattle Court (18m x 10.6m): steel portal frame, block walls, Yorkshire boarding, corrugated roof, concrete floor, water supply for troughs and covered feeding area.

2. Cattle Court (36m x 16m): steel portal frame, block walls, corrugated roof and covered feeding area.

3. Straw Store and Workshop (23.8m x 16m): timber frame with steel lean-to, concrete block walls, sliding doors, corrugated roof and concrete floor.

The amenity of the estate is greatly enhanced by the numerous and varied mature plantations which have been carefully planned and managed over the last 30 years to provide sport, leisure, shelter and commercial timber. With 53 acres of established woodland combined with the undulating topography, Logie has the scope to provide exciting driven shooting and for many years hosted what is reputedly the longest established shooting syndicate in Scotland. Until recently the sport was managed in-hand and enjoyed on an informal basis but there is potential for a keen sportsman to develop a first class shoot particularly with the establishment of game crops. The extensive woodland plantations also provide cover for a number of roe deer and other wildlife.

Megs Croft

Situated a short distance to the east of The Hangar, and occupying a prime site overlooking the River Ythan below and with long reaching views, is Meg’s Croft, a traditional stone building under a pitched slate roof. Used in recent years as a much cherished bothy, shoot room and store, Meg’s Croft offers significant potential for conversion to residential use
subject to gaining the necessary planning consents.

Ladymire

Situated immediately to the west of Logie House and accessed directly off the main access road into Logie Estate is Ladymire Equestrian Centre. Ladymire comprises: a traditional stone built two storey farmhouse (the accommodation comprises a kitchen, dining/sitting room, bedroom and bathroom on the ground floor with two further bedrooms on the first floor; garden with single garage and ample parking); a range of modern and traditional farm buildings; and a number of well fenced paddocks which are currently collectively let on a commercial basis to a 3rd party operator.

The buildings which are currently utilised for equestrian purposes comprise:

1. Indoor Arena (41.6m x 20.14m) – steel portal frame, corrugated walls and roof, concrete floor and sliding doors.

2. Lean-to (31.28m x 4.4m) – incorporating offices (3), tack room, kitchen, bedroom, bathroom and W.C.

3. Cattle Court (23.8m x 21.5m) – steel portal frame, block walls and reinforced panels, corrugated roof and Yorkshire boarding, concrete floor and sliding doors.

4. Stables (29.7m x 17.7m) – steel portal frame, block walls, corrugated roof, concrete floor.

5. Stable Yard – within traditional L-shaped range under corrugated roof providing further stabling.

6. Traditional Store (12.2m x 8.4m) – office, 3 x W.C. and feed store. Block walls with a corrugated roof.

7. Shed/Garage (5.9m x 5.7m) – block and timber construction, corrugated walls and roof with concrete floor.

8. Workshop (3.7m x 3.6m) – stone walls with a tin roof.

Ladymire extends in total to about 39 acres.

Location

Logie Estate has an enviable location in rural Aberdeenshire. Private, yet readily accessible to and from both the city and its airport, Logie enjoys a secluded position between the town of Ellon and the Aberdeenshire coastline. The landscape across the estate rises up from the banks of the River Ythan and is typified by undulating farmland, punctuated with a network of pathways and stands of established amenity and commercial woodlands.

Located in the North East of Scotland, Aberdeenshire is one of Scotland’s largest and most diverse counties and extends from the North Sea coastline inland to the Cairngorm mountains which rise majestically to the far west. Boasting fertile farmland, the area is renowned for producing award-winning livestock and malting barley which supplies many whisky distilleries in the region.

Aberdeenshire is a popular tourist destination for both the domestic and international market. Famous for first-class field sports including driven pheasant and partridge days, there are also a number of well managed grouse moors in the region with deer stalking also available. The rivers Don, Dee and Deveron, along with River Ythan, offer renowned salmon and sea trout fishing.

Aberdeen is a vibrant city with corporate headquarters supporting the energy sector and is fast becoming a leading centre for renewable energy. As Scotland’s third largest city with all the services expected of a major hub, it boasts many wide open spaces, tree lined avenues and is famed for its many rose borders as well as its historic university and other educational establishments of further education. Known as “The Granite City” on account of the construction of many of the city’s buildings. Private schools include Robert Gordon’s College, St Margaret’s and Albyn School as well as the recently built International School of Aberdeen. Gordonstoun (private co-educational) is also with easy reach of Logie (68 miles) and offers rural boarding as an alternative to the urban experience.

Aberdeen Airport at Dyce (19 miles) offers daily services to major cities in the UK and Europe. There are direct train services from Aberdeen to London on the east coast line, as well as a convenient night service on The Caledonian Sleeper.
Locally, the town of Ellon (2 miles) through which the River Ythan flows, provides everyday facilities including a choice of supermarkets, doctors’ surgery, dentists, pharmacies, veterinary surgery and post offices in addition to a number of cafes, restaurants and hotels. The town boasts three primary schools and a modern Academy in addition to a variety of recreational facilities, including an 18 hole golf course, swimming pool and sports pitches on the eastern edge of the town.

Logie Estate is well positioned to access a wealth of walking, hiking and cycling opportunities, including those offered within the Cairngorms National Park. Away from the hills, there are numerous golf courses including Trump International at Balmedie and the world renowned links courses at Royal Aberdeen and Cruden Bay, and more locally a challenging 18 hole course at Newburgh.
