Description

This three-bedroom home lies on the ground and first floors of a converted Victorian village hall in Lenham, Kent. It previously served as an art gallery and is bathed in a soothing, painterly light that enters from multiple aspects. The Tour



Set back from the medieval village square behind low wrought-iron railings, The Old Parish Hall has an orderly stucco façade and is topped with a gabled roof. Neat reliefs run along the top of two arched windows on the first floor, with a round plaque above marking the date of construction. A Grade II-listed red phone box in front of the building adds an uplifting pop of colour.



Entry is to a hallway that leads to the open-plan reception area that occupies most of the ground floor. Glazing is set at different heights, allowing brightness to pour in from several directions; all are fitted with specialist glass that protects artwork from sunlight damage. On one side, an electric fireplace acts as a warming centre point, while white-painted walls and oak floorboards create a simple, unobtrusive backdrop.



The kitchen lies beyond, with double-height sloping ceilings, skylights and large tiles underfoot. Bespoke units are paired with black quartz countertops and a solid oak island. Integrated appliances include a gas hob and oven by Neff; there is also a Franke sink with a water-softener system. Also fitted is a BIBO water system, providing instant filtered hot or chilled water. A large hatch is conveniently positioned near the dining area, and there are large glazed doors at the rear to the patio.



The first of three bedrooms is at the front of the ground floor and adjoins a smart Jack-and-Jill shower room. A contemporary oak staircase rises to the first floor, beneath dramatic full-height ceilings. Glass screens along the handrail allow the light to flow downstairs from massive roof lights that span the height and width of the roof. One of the windows opens, and is conveniently fitted with a rain sensor.



There are two bedrooms on the first floor, finished with a neutral palette and carpeted floors. Both have exposed beams and tall arched windows that add period character. Each also has an en suite with a shower above the bath.



Outdoor Space



The kitchen opens to a private courtyard patio at the back, with convenient access to a shed, providing additional storage. On one wall is a Jimi Hendrix graffiti mural by local artist David Choe.



Residents can apply for on-street parking permits in the square.



The Area



Lenham is a characterful village just south of the Kent Downs Area of Outstanding Natural Beauty. The Old Parish Hall is centrally located in the thriving medieval square, with its monthly market, cosy pubs, restaurants and cafés.



There is plenty of greenery nearby, with several established spots known for wildlife spotting. Some of England’s finest country houses and gardens are within driving distance, including Sissinghurst Castle Garden and Godinton House, Leeds, Scotney, and Hever castles.



Maidstone can be reached in around 16 minutes by train or 25 minutes by car. Known as ‘the heart of Kent’, Maidstone blends rural history and modern amenities. There are plenty of dining-out options nearby; Frédéric Bistro serves a fresh, seasonal menu and has a well-curated wine list, while Fish on the Green is a favourite for oysters, lobster and more.



Lenham has a primary and a secondary school. Other schooling options are found in the surrounding area and in Maidstone, including St John’s CofE Primary School, Invicta Grammar School for Girls and Maidstone Grammar School for Boys.



Lenham station runs regular services to London Victoria in approximately 80 minutes. Ashford International is a 20-minute drive away, with high-speed trains to London and the continent. The M20 is within easy reach by car, perfect for travelling toward the Kentish coast.
