Location
Glen of Noth is situated approximately 7 miles south of Huntly in Aberdeenshire, nestled within a landscape of productive farmland. The region benefits from fertile soils and a favourable

Access
Access to the forest is taken from the A97, which is part of the agreed timber haulage route network. From the public road, a shared access route leads from point A1 to A2. Within the property, a well-established forest road continues to point A3, where there is a designated turning and stacking area. Two formation tracks branch off from the main forest road, providing further internal access, these can be readily upgraded to facilitate future timber extraction. Repairs to the main access road are underway and scheduled to be completed before completion of sale.

Glen of Noth is a well-managed commercial woodland, originally established in 1986. The site benefits from fertile, free-draining mineral podzol soils and a favourable southerly aspect. Rising from approximately 200 to 430 metres above sea level, the sloping terrain supports productive tree growth, particularly on the lower slopes, where crop performance has been strong.
As expected, productivity tapers off at higher elevations.
Thinning operations were carried out between 2013 and 2020, enhancing timber quality and encouraging continued volume growth as the woodland matures. Recently, a net area of 11.24
hectares was harvested, producing a yield of 4,802 tonnes - equating to 427 tonnes per hectare. The harvested area requires to be restocked in line with Felling Licence FPA-8979, the restocking is to be completed by 30/06/2026.

Sporting Rights
Sporting rights are included in the sale. There is an annual shooting lease in place, running to 31st March each year for £150 p.a.
