St Germains is a fantastic place to live – extensive residents gardens are extremely well tended and extend to the waters edge of St Germains Loch. It is but a short stroll to Bearsden Railway Station, and the very well-stocked Co-op store opposite, and only 1/3 mile to Bearsden Cross and the wide range of amenities and shops there.
This two-bedroom, second floor (top), flat is a fine size that has been impressively upgraded with renewed ensuite bathroom and shower room. The kitchen, of a size to take table and chairs, was also refitted and boasts a smart range of modern kitchen units and integrated appliances. The gas central heating system features an efficient Worcester combination boiler, installed only in August 2023. As clients will see from our photographs and video the subjects are very tastefully decorated and have quality floorcoverings throughout.
Summary of Accommodation
Initially is a resident’s entranceway, secured by a door entry phone system. This accesses a communal, carpeted, hall and staircase. The flat’s private hall is a good size and has excellent storage facility as well as a loft-hatch to a useful, insulated, attic space. The south facing lounge is of a size for it to be a lounge/dining room if required. It has two sets of windows to the front, including a bay window, with a particularly nice outlook. A limestone fireplace, with an electric fire, makes for a lovely focal point to the room. The kitchen was renewed about eleven years ago and boasts a range of white high-gloss units with contrasting charcoal coloured laminate worktops. The integrated appliances include - halogen hob, double oven with grill, microwave, cooker hood and, concealed, a slimline dishwasher and a fridge-freezer. Flooring here features a large format ceramic floor tile which makes for a rather attractive design. As with the lounge the two-frame south facing window lets the light flood into the kitchen. Two double bedrooms, both have fitted wardrobes with sliding mirror doors. The primary bedroom benefits from a superb ensuite bathroom which has been impressively renewed with contemporary white suite, including a “floating” whb unit. Quality floor and wall tiling. Over the bath is a thermostatic shower with both deluge and hand shower heads. A heated towel radiator is finished in a cool matt anthracite colour. Side window for daylight. To service bedroom 2 and to act as a guest toilet is another superbly renewed, fully tiled, shower room with an easy-to-access, oversized, shower enclosure with another powerful thermostatic shower with deluge and hand shower heads. Anthracite coloured to radiator again.
Location
St Germains has a great location just 1/3 mile south of Bearsden Cross and very near to the railway station. By the entrance to the development, on both sides of Drymen Road, are bus stops. To the east, easily accessible via West Chapelton Avenue, is Kensington where you will find a large Asda and a Sainsbury's convenience store and other independent retailers. The residents grounds are a real feature/asset of St Germans and in total extend to approximately 6 acres including the eastern shoreline of St Germains Loch where a resident’s bench makes for a lovely spot to retreat to for quiet contemplation. The development is managed by the factor James Gibb of Glasgow.
