Description

A stunning, modernised house, to suit modern day living located in the centre of this pretty village, backing onto a field with a large and private garden. Fabulous open plan kitchen, dining room and garden room, double garage with home office above. Parking for multiple vehicles. Walking distance local pub and local school bus into Heathfield.
Built in 1998, this individual Sussex Style detached house has had further extensions and now has everything a family would want and need. All the rooms are of good size and the hallway and landings are spacious with a good amount of storage built in. A wide entrance porch with pitched roof protects the door into the entrance hall which has a cloakroom with w.c.

A sitting room is at the front of the house with a wood burning stove installed in the open fireplace. The main hub of the house is the open plan kitchen and living area. Light oak flooring and exposed beams give the room character whilst being fully modernised. The kitchen has extensive units and a central island, all with Decton heat proof work surfaces. Integral appliances include, fridge, dishwasher, double oven, warming drawer and microwave, induction hob and concealed extractor hood set into a suspended ceiling with additional lighting. There is a large dining area which then opens through to the garden room. This has been built with solid oak beams, interspersed with double glazed windows and doors, a wood burner in one corner and a solid tiled roof. Off the kitchen is a utility room with a deep Butler sink, space and plumbing for an American style fridge/freezer, washing machine and tumble dryer.

On the first floor the main bedroom has built-in wardrobes and a state of the art en suite shower room with under floor heating. Three further double bedrooms and family bathroom.

DOUBLE GARAGE AND HOME OFFICE: This is a substantial building with two electric doors, plenty of room for a workshop and external stairs lead to the Home office. This room is light and spacious with separate wi fi. from the house.

OUTSIDE: There is multiple parking for cars at the front of the house and a wide side gate leads to a working area of the garden, where there are sheds and storage. This then goes into the orchard with plum, pear and apple trees, and a new greenhouse. Surrounded by native hedging, this is a quiet, private area of the garden. An archway leads through to the main garden which has an abundance of flower shrubs, roses, perennials and well tended beds alongside a manicured lawn. All is completely enclosed and dog proof with high native hedges. A patio abuts the back of the house with a well to one side, which can be used to water the garden.

SERVICES: Mains water and drainage, oil fired central heating. Tax Band E.
