Description
The Rutland Arms Hotel has a long history. Believed to date from the early 17th Century, the property was originally the home of the fifth Duke of Rutland with the property to this day still bearing the family coat of arms. It is believed the property was converted into a hotel (Inn) in the 19th century and had continuously traded as a hotel up to its closure in 2019.
The main building fronts the High Street with Palace Street running to the side.
The property is Grade II listed and in more recent times presented itself as a three-star hotel. The property is arranged over four floors with the main building being of red brick with various roof heights mainly of tile.
Up until 2020, there was a connecting walkway over Palace Street from the hotel to a detached building that provided additional rooms. This has now been demolished and leaves a large site which the new build would provide 44 of the proposed 72 guest bedrooms and some car parking.
The main building is built around a cobbled courtyard with the original carriageway entrance off the High Street.
Newmarket is an historic town located in West Suffolk with a population of approximately 17,000 residents which is 14 miles west of Bury St Edmunds and 14 miles northeast of Cambridge.
It is recognised as the global centre for thoroughbred horse racing, breeding and horse health. There are two large racecourses, with the Rowley Mile hosting some of the best-known classic races in the calendar and the July course.
There are over fifty training stables located in and around Newmarket housing some 3,500 racehorses, along with over sixty breeding studs, the world-famous horse auctioneers Tattersalls, the Jockey Club and the National Stud making Newmarket a multi-billion-pound horse racing and breeding industry, and major export centre.
Newmarket has a strategic position within East Anglia being at the intersection of the A14 and A11 which provides easy access to London, the Midlands, and east coast ports. The town has a railway station with fast connecting trains to London from Cambridge and Ipswich (Liverpool Street), and from Cambridge to Norwich and the Midlands.
The main property encloses a courtyard with gates from the High Street through an original carriageway. The area provides potential for al fresco drinking and dining.
