Offered in move in condition, 18 Eskview Avenue is set in the historic East Lothian town of Musselburgh, on a quiet residential street, six miles from the centre of Edinburgh and consequently within easy commuting distance of the capital. It is a traditional design two-bedroom upper (1st floor) villa, forming part of a block of four, with its own street level front door and side and back gardens.

The front door, at street level, opens into the vestibule and stair leading to the first-floor landing that has a large built-in store cupboard, as well as a ceiling hatch to access the roof space.

The well-proportioned living room has a double three quarter height window overlooking the street and the room is large enough to accommodate both sitting and dining areas, if required. The naturally lit kitchen adjoins the living room and, again, is large enough to fit a dining table and chairs and a cupboard in one corner houses the boiler; it has both floor and wall mounted storage units, work surfaces with a tiled upstand and slot-in appliances.

The larger of the two double bedrooms has a built-in wardrobe with mirrored doors and a further cupboard; both rooms are large enough for all required freestanding furniture. The naturally lit shower room is partially tiled and has a three piece suite; the basin sits in a vanity unit. The villa is double glazed and has gas fired central heating.

The villa has a path leading from the street to the front door and a small side garden that adjoins the large, enclosed back garden that is, for the most part, gravelled with a central paving stone feature. There is unrestricted on-street parking.

Location:
Historic Musselburgh, on the Golf Coast of East Lothian, is situated on the southern shore of the Firth of Forth, six miles east of Edinburgh's city centre and consequently within easy commuting distance.

Thriving, with a wide range of shops, several supermarkets and a choice of banks and many other amenities, it is well known for its Racecourse and The Old Golf Course, recognized as the oldest golf course in the world.

The quality and beauty of the East Lothian countryside is renowned and is ideal for walking and exploring. Leisure is well catered for, and the facilities are varied and many and include the historic racecourse, a choice of golf courses (including The Old Course), theatre, sailing, swimming pool/sports centre and a modern private gymnasium.

Campie and Wallyford primary schools are availble and Musselburgh Grammar School and Preston Lodge High School are nearby as is Loretto School; Queen Margaret University is also close.

There are both frequent bus and train services to Edinburgh and the A1 provides access to the City Bypass, major motorway connections and Edinburgh International Airport.
