Description
Built in 1947 when you got a decent sized plot and garden and are not overlooked by 20 houses! There is an excellent sized drive, brick paved with parking for 2-3 cars. No 33 has the prettiest back garden which has been lovingly tended by the owner and planted for maximum beauty and privacy.
On entering the house is equally well loved, with a good sized sitting room, (13'5 x 12'2) with attractive wooden flooring and views to the front. Here you will note the feature fireplace plus a dining table space.
On to my favourite, the bright and joyous family/TV room, (10'11 x 10'6) with an attractive, hard wearing wooden floor and fully double glazed doors opening out onto the pretty garden. There is a striped awning (pictured) that is included and provides shade to this room, especially useful after the hot summer we have just experienced.
With a fine, modern kitchen, including luxury white granite work surfaces, a curved breakfast bar, sink over looking the garden, a built in cooker with a small oven above the main oven. This is a handy combination oven/microwave and there is a handy warming drawer and a Bosch fridge/freezer that is included with the house.
Tucked away around a corner of the kitchen is the much valued utility area with a washer/ dryer that will stay and be included in the house sale also. The cloakroom is opposite the utility area and by the back door leading to the garden.
Up the easy staircase are 3 bedrooms, 2 large doubles, bedroom 1 is (12'2 x 12'2) and has a white fitted wardrobe that will remain, and looks over the front garden. A really pretty view. Bedroom 2 is (10'11 x 10'6) with lovely views over the rear garden towards the Malvern Hills and bedroom 3 is a decent single, currently used as an excellent home office but would also be an ideal child's bedroom.
There is a family bathroom ticking all boxes with both a separate bath and walk in shower. Pleasing everyone.
The loft space is partly boarded with a light and ladder for easy access.
The garden to the rear is flat, making it easy to maintain. The nearest tree is a wedding cake tree, due to its two tiers. The owner is a seasoned gardener and has planned and structured the garden to flower and offer colour and flavour all year round.
With a pretty curved border, full of colour, a large patio area in which to sit out on and enjoy the west facing sunshine. The proverbial large garden shed can be found to the rear and is handy to store bikes, paints, chair covers and all outdoor paraphernalia.
We feel this is an excellent family home and we look forward to showing you around. The owner is downsizing to a flat in the local area with the hope of a short chain. Please make sure you let us know about your buying position.
(The boiler is 14 years old and has been serviced annually).
