ABOUT RaisE
RaisE Business Centre, now in its 3rd year of operation, is an exciting partnership between industry, public sector and academia and offers flexible office & workshop space, conference & meeting facilities along with the on-site café. RaisE is located at Junction 36 of the M62; allowing easy access to the rest of the UK with links to the M18, M1 and A63 motorways; Goole's Gateway to Business.

THE OFFER
The existing lease on the cafe is coming to an end and East Riding of Yorkshire Council are now seeking a new high-quality catering / café operator to rebrand the space and take on a new lease from January 2026. We are looking for an excellent offer of hot and cold food and drink options, to take out or eat in.
The catering / café facility is located on the ground floor at RaisE and comes with seating for up to 40 people. The café will be accessible by the general public and open, ideally, between the hours of 7.30 am -3.30pm Monday to Friday. The new lease holder should see the RaisE business centre tenants, conference & meeting room delegates along with the adjacent business park occupiers as their core customers.
RaisE has secure offices located ground and first floor, off the main atrium space and will be home to around 30 businesses at full capacity. Siemens Mobility Ltd hold a 10-year lease on the full second floor which can be home to around 60+ employees at any one time.
The café will provide all the catering and refreshments for all our conference bookings with the main room taking up to 80 delegates at full capacity plus an additional 30 downstairs in the smaller meeting rooms. Other external caterers will not be permitted to supply the conference and meeting rooms.
Our priority is to secure an exciting food and drink offer to compliment the RaisE Business Centre and the 'coffee culture' of its dynamic occupants.
The current leaseholder has operated from RaisE for 3 years (our initial lease term) and the space will now be re-let as per the original fit out, along with a number of catering appliances and the modern tables a chairs in the atrium/ seating space.


THE SPACE
The preparation area for the kitchen is shown below at 42 sqmt. The internal seating area is approx. 64m2 and is adjacent to the kitchen preparation area. The external paved seating area outdoor is approx. 36sqmt.


THE EXPECTATIONS
Whilst the cafe operator will be a business within its own right, the fact that the cafe holds such a prominent place within a Council owned building does bring additional requirements, as the successful business and it's employees will in effect act as ambassadors for the Council.
The following requirements will also have to be adhered to as part of the lease agreement:
* The achievement and ongoing retention of at least a level 4 within the food hygiene rating standard, as assessed by the Environmental Health team.
* A high standard of customer service and professional conduct across all aspects of delivering the café / catering offer will be required, particularly in order to prevent the reputation of the Council being brought into disrepute.
* A team approach towards the relationship between the cafe and the Council officers, employed to manage the RaisE Business Centre, to achieve a productive working environment.
