Description

Honeypot Cottage, Station Road, Castle Cary, Somerset, BA7 7BX.

A period stone cottage with characterful accommodation, set within a stone's throw from Castle Cary High Street.

The accommodation includes a kitchen, dining room, sitting room, conservatory, utility, three bedrooms, one en-suite, and a family bathroom.

There is a private walled garden to the rear with a southerly aspect and rear access.

Accommodation
Entering through the front door, you step straight into a beautiful, characterful kitchen – the heart of the home. There’s mainly flagstone flooring with a section of slate, a log burner, and two radiators ensuring it’s warm and inviting. The kitchen is well-equipped with ample base units, kitchen Island with storage, tiled splashbacks, an electric oven with gas hob and extractor, and an integrated dishwasher. There’s space for a fridge-freezer, and the window above the sink overlooks the garden, while another window to the front allows light to flow through from both directions. A door leads out to the rear garden.

Off the kitchen is a useful utility room with space and plumbing for a washing machine and tumble dryer, a radiator, and a separate WC – a practical addition for everyday living.

The sitting room is full of charm, with flagstone flooring, a large log burner, and two radiators. A wide window to the front and dual-aspect glazing bring in excellent natural light, creating a bright and comfortable space leading onto the conservatory,

To the rear, there’s a conservatory, currently used as a gym, which offers extra flexibility as a garden room, studio, or workspace.

From the kitchen, stairs rise to a bright and generous landing with a large window flooding the space with natural light and characterful exposed beams. There’s ample room for a desk, and it’s currently used as a home office, making good use of the space.

The family bathroom is well laid out, with wooden flooring, a bath with overhead shower, WC, wash hand basin, heated towel rail, and extractor fan.

Bedroom One is a well-proportioned double room with a window overlooking the rear garden. The room is carpeted throughout and features exposed beams that give it plenty of character. There’s a radiator and a door leading to the en suite shower room.
The en suite includes a monsoon-style shower, WC, wash hand basin, radiator, and extractor fan, all set against wooden flooring with recessed spotlights above. A clean, practical space with a touch of warmth and charm.

Bedrooms two is a good size double room which is carpeted and provides access to the attic, which is split into two sections — a large mainly boarded area currently used for storage, and houses the combi boiler.

Bedroom Three is a double room and has exposed beams that give the room character and is currently used as an office.

Outside
Outside, there’s a private rear garden that’s fully enclosed with fencing and mainly laid to shingle. It’s south-facing, so it catches the sun for most of the day, and there’s rear access for convenience. The space is low maintenance and ideal for sitting out without the burden of upkeep.

About the area
Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful, unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with several traditional shops and boutiques within the Conservation Area, in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are within easy driving distance.

“The Newt in Somerset”, just outside Castle Cary, is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate are a Hotel & Spa, a Farm shop, restaurants and a house & garden shop. Local residents benefit from reduced membership.

Castle Cary railway station with its direct line to Paddington, and the A303 Road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades, and independent schools include Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove and Port Regis.
