Description

Located in a central village position, this delightful period end-terrace cottage offers characterful accommodation within the heart of the sought-after South Brent village, just a short walk from local amenities and enjoying easy access to the surrounding countryside.

The front door opens directly into a welcoming lounge, full of period charm and featuring an attractive inglenook fireplace with a wood-burning stove, creating a cosy focal point. From here, the accommodation flows through to a fitted kitchen, offering practical workspace and storage, and onward to a recently fitted bathroom finished to a modern standard.

On the first floor are two well-proportioned bedrooms, comprising a generous double bedroom and a large single, both enjoying plenty of natural light and retaining the cottage’s character.

To the rear of the property, a door leads out through a shared courtyard to the main garden. The garden is a real feature, offering a pretty and private outdoor space with lawn, established shrubs and planting. A summer house, installed less than a year ago, provides an excellent additional space for relaxing or entertaining during the warmer months.

South Brent is a thriving and popular village situated on the southern edge of Dartmoor National Park, offering a strong community atmosphere. The village benefits from a range of local shops, cafés, a primary school, health facilities and public houses, as well as excellent transport links via the nearby A38, providing convenient access to Totnes, Plymouth and Exeter. This location is ideal for those seeking village life with easy access to both coast and countryside.

Owner's Comments

I bought the property about four years ago mainly for its location. It’s close to Plymouth, where I work at the hospital, with easy access via the A38, but it’s also in the countryside. I wanted to be near Dartmoor, by the river, somewhere I could run a lot, walk the dog, and enjoy a pretty village with real character.

South Brent really stood out because it has everything you need: a strong community feel, a community centre, GP surgery, good local shops, a butcher, Co-op, village shop, post office, library, pub and community hall. For a small village, it’s incredibly well equipped.

What I’ll miss most is the location itself — being right on the edge of Dartmoor is unbeatable for sport and running — and the people. The community here is genuinely friendly, and I’ll really miss that.

The property itself is perfectly located, just seconds from the village centre. Although there’s no dedicated parking, it’s never been an issue as there’s plenty of free parking nearby. The neighbours are fantastic, and the garden, although slightly set back, is secure, easy to access, and ideal if you have a dog or a young child.

The garden lodge has been a real bonus — we’ve used it as a cinema room in summer and a gym as well. With a flat lawn and a good-sized space, it feels like an extra room and works well all year round.

Covering South Hams and Plymouth

Selling a property can be an exciting, emotional, nervous and exhilarating experience. Whichever way it goes, I'm on hand to help you every step of the way.

I will visit you at your property and discuss your personal circumstances and the reason for the sale of the property. This can very often shape the marketing price, timescales and marketing package.

My marketing package is tailor made for each property depending on your circumstances. You can choose to include floor plans, photos and a property video and when appropriate professional drone footage and photos. The property can be advertised on Rightmove, other property portals & my own website and on social media channels, as well as tapping into my list of potential buyers. I work on a no sale no fee basis; in other words, you pay nothing until the property sale is completed.

My mission is to make your experience as stress free and smooth as possible. I do this by offering full flexibility to you and your potential buyers and my vast experience in this industry means I can guide you through to completion by problem solving and spotting potential problems early on. I have a dedicated an experienced Sales Moving Manager who works alongside me to make this all happen seamlessly.

I have strong working relationships many solicitors, mortgage experts, removal firms and energy assessors, if you require any of these services. These companies are local independent companies.

I am your very own personal estate agent and I sell all types of property, and because I'm powered by eXp UK, I don't have to worry about the technology or property portals, allowing me to concentrate on what I do best, which is to help people move and sell.
