A substantial freehold vacant property located along Hinckley Road, Leicester. The building is understood to have been built in the last quarter of the 19th century as an end of terrace dwelling. It is one of four quite substantial properties which would originally have comprised reasonably prestigious dwellings.

Accommodation is arranged over four floors, to include a part basement, part lower ground floor section. In around 1988 the original building was extended to the rear. This part of the building is of single storey construction.

The majority of the building is of solid brick construction, whilst the single storey extension is of cavity brick and block. The roof to the front section cannot be seen from ground level but is apparently pitched and a Google Earth image suggests that it is clad with slate, as is most of the pitched roof covering to the rear single storey section. There are some small flat roofed sections, to include a footway fire escape route from the first floor over the rear single storey section.

To the front elevation is a double height bay window feature.

Apart from a small forecourt area over part of which there are steps leading to the front entrance, and a small area to the rear where the fire escape terminates, the building covers the entire plot.

Leicester has a population of almost 370,000 (2021 Census) and serves a wider catchment population of over 500,000, being one of the principal cities of the East Midlands, along with Nottingham and Derby. It is about 25 miles south of Nottingham and about 40 miles to the northeast of Birmingham. The city has good access to the motorway network being situated just to the east of the M1, with access from junctions 21 and 22 via the A46 and A50 trunk roads respectively. The M69 motorway, which leads to Coventry and Birmingham, connects with the M1 at junction 21.

Traditionally local employment was dominated by the garment industry, principally textiles, hosiery, and footwear, becoming more diverse following the decline of those traditional industries. Distribution industries are now a major employer along with the service sector and the city's two universities.

Leicester railway station is situated a little over two miles to the east of the property. From Leicester there are direct services to Nottingham, Birmingham New Street and London St Pancras.
