"We’ve loved our time in this flat and will miss the bright light that floods through the windows, cooking in the spacious kitchen and cosying up in the living room. The garden is a wonderful little sun trap, we have dinner out there most nights in the summer, firing up the BBQ at every opportunity. We’ve been totally spoilt with the location with Chandos and Gloucester Road on our doorstep, there are so many lovely restaurants, pubs and shops to explore. This has been such a wonderful home."

The home

Decorated and styled to a high standard, a two bedroom first floor apartment on Zetland Road, with access to a shared garden at the rear of the building and communal entrance. You enter into a hallway, with generous ceiling heights continuing throughout the interior. Immediately in front is the family bathroom which is fully tiled and offering a shower over bath. On the first left you access the focal point of the home, the living/dining room, boasting superb natural light, fireplace, alcove shelving, chimney breast and wooden sash window. Steps then lead down to the sunken kitchen, a unique but sizable space with plenty of counter top space and useful pantry cupboard. Heading back through the floorplan, you find two large and sumptuous bedrooms, both with adequate storage options, stylish décor and wooden sash windows. In between the two rooms is a third room option, used for the purpose of a study or could be another storage area.

Note regarding management charge: £90per month to the management company. The lease states that an annual rent of £60.00 is payable. However, the seller’s solicitors have confirmed that this has never been demanded, and as the landlord is the tenant-owned management company, the chance of any future demands being received are low.

The outside space

The property is accessed off of Northumberland Road, at the rear of the building and not directly off of Zetland Road. As you enter the plot, you find a well-kept communal garden with access to the communal lobby/entrance. The garden itself faces north, but captures a good amount of sunlight in the summer, and features a quaint patio area and a variety of trees and shrubbery.

Living in Redland

Zetland Road sits within one of the most sought-after parts of Bristol, Redland, and features many tree-lined roads, parks, and green spaces. The area is highly convenient being placed in between several hugely popular parts of Bristol; to the North is Westbury Park and a short walk up Redland Road is the green expanse of The Downs. To the West are the independent shops and cafes of Chandos Road and Cotham Hill, and further West are the larger establishments of Whiteladies Road and Clifton. To the South is Bristol City Centre, around a 15/20 minute walk or a short cycle. To the East is Gloucester Road, running through the popular areas of St Andrews, Bishopston, and down into Montpelier, lined with hugely popular bars, restaurants, and shops. The area is very convenient into or out of Bristol, with Redland train station just around the corner and several bus routes running in the immediate area.
