A true masterpiece! This stunning detached barn conversion has been sympathetically yet ambitiously converted by our clients, with an extremely keen eye for detail and a quality that is second to none. No stone has been left unturned in this thoughtfully designed home, providing a harmonious blend of modern elegance and timeless style, and all offering a lifestyle of true luxury.

Escape to the tranquillity of the countryside without sacrificing modern comforts and conveniences, thanks to Its unique position within the highly desirable suburb of Littleton. Here you can have the best of both worlds. Network links are just a short drive away, whilst nearby Christleton boasts fantastic amenities and desirable schools, yet when you glance out of any rear window, you are only greeted with far reaching views over open fields.

The approach to the property sets the tone of what’s to come, set right back from the road with its long private driveway and electric gates leading directly to the large gravelled parking area and bespoke oak framed garage, with Littleton Barn perfectly positioned beside.

Upon entering the property you are greeted with the breathtaking full height window to the hall and landing, perfectly framing the open rear aspect, whilst the striking turned staircase sits flawlessly in front. Two sets of elegant Crittall style doors lead to the living accommodation either side, whilst the hall also provides access to the large cloakroom and equally well sized downstairs WC. The lounge is fantastic, boasting multiple windows to the side and rear elevations, whilst the imposing open fire creates the perfect focal point. From the lounge, a step leads up to the home office with purpose designed storage, plus housing for the impressive technology of home automation. The open plan kitchen/dining/living room is a superb size and truly ideal for family living and entertaining. The bespoke Sie Matic kitchen has been impeccably designed and equipped with top of the range integrated Miele appliances and a timeless arrangement of sleek wall, base and full height units, not only aesthetically pleasing but featuring excellent storage with convenience at the heart. A large centre island houses a Miele induction hob, and provides seating facilities along the raised ‘Spekva’ walnut breakfast bar. The remainder of the room has made versatile provisions for both living and dining, with full width bifold doors conveniently leading to the large patio seating area. A seamless blend of indoor to outdoor living. Furthermore, a useful utility room features bespoke built-in hanging, shelving and concealed storage facilities, plus an integrated freezer and plumbing for washing machine and tumble dryer. Underfloor heating throughout the ground floor provides a feeling of comfort and luxury.

To the first floor the magnificent landing offers oak finish doors to each of the bedrooms and the bathroom, along with the concealed walk in plant/drying room, which is not only the perfect place to dry clothes, but houses the high quality heating system. The fabulous French oak trusses give the whole of the first floor a feeling of space and light, whilst the three large bedrooms each come complete with their own piece of luxury, the principal bedroom especially. Featuring a large walk in wardrobe and stunning ensuite, there is also full width glazing to the side elevation with potential for a wraparound balcony, boasting yet another beautiful aspect towards a woodland of mature trees. The two further bedrooms feature well designed built in wardrobes, the second bedroom also enjoying yet another ensuite shower room. The family bathroom has luxury written all over it, with the white suite contrasting perfectly with the depth of the dark tiling and a large egg shaped bath taking centre stage. Truly stunning.

Gorgeous gardens envelop the property and, in all honesty, no description could ever do it justice. It offers a true oasis of beauty on all sides, each elevation offering something for everyone and all meticulously placed to fully appreciate that picturesque view. It is is a symphony of colours and textures that change with the seasons, enjoyed from a combination of lawn and patio seating areas, with a designated vegetable garden with raised beds. External storage is certainly not lacking thanks to a variety of purpose-built accommodation to include the garage, large workshop plus a garden room with hot and cold water facilities.

Finally, there must be added mention of the superb quality apparent throughout this beautiful home. The level of finish and superb specification are evident in every corner, having the rarity of design with the future in mind, from the solar water panels to the state of the art home automation system which elevates convenience to a whole new level. It’s a seamless integration of technology and sophistication.

Littleton Barn stands as a testament to the property's rich history, blending faultlessly with modern comforts and conveniences. The sympathetic yet immense renovations have ensured that both its beauty and functionality will stand the test of time. We find it hard to find fault or compromise. It is truly outstanding. Welcome Home.

The Seller's View!

Welcome to our 15 year obsession! We took an old barn and created a warm and inviting, characterful home, with the benefit of lots of modern conveniences. Our family home is perfect for entertaining with the inviting open plan kitchen/dining/living area opening onto the gardens, whilst driveway parking is never an issue, no matter how many guests we have. We love being able to walk out of our gate and across the fields to Christleton, where we can continue along the canal, stopping for a coffee or beer in a choice of great local pubs or café. In contrast, access to the fabulous city of Chester, motorway links and surrounding villages are all just a short drive away. We feel that we have the best of all worlds!
