Description
A beautifully presented Grade II Listed detached village home, centrally positioned in Templeton, offering generous and versatile living space rich in period character, carefully updated to meet modern living requirements.
The property retains an abundance of original features, which blend seamlessly with sympathetic modernisation, carried out by the current owners to create a comfortable and practical family home.
Accommodation is arranged as follows:
A stone-built porch with a thatched roof and timber front door opens into the Entrance Hall, featuring brick flooring, exposed beams and steps rising to the open plan Kitchen/Dining Room. This impressive space forms the social hub of the home, with attractive flagstone flooring throughout.
The shaker style kitchen provides an abundance of beautifully fitted storage with solid wood worktops and striking herringbone tiled splashback. There is provision for a Range cooker (LPG), fridge/freezer and dishwasher, while a central island adds further storage and functionality. The adjacent dining area comfortably accommodates a large table which enjoys the view and warmth of a large striking inglenook fireplace, which houses an electric woodburning-effect stove. A bay window with French doors provide beautiful views as well as access to the garden.
A stable-style door leads through to the utility room, which continues the same style of cabinetry, incorporates a second sink and offers space and plumbing for both a washing machine and tumble dryer, with an external door to the rear garden.
Off the Dining area, a modern Shower Room is fitted with a walk-in shower, WC and vanity wash basin, and benefits from underfloor heating.
The charming and generously proportioned Sitting Room is centred around a large inglenook fireplace with electric woodburning effect fire and enjoys triple aspect views and natural light.
The first floor landing enjoys views to the front and exposed beams, providing access to the Principal Bedroom, three further double bedrooms and a luxurious bathroom.
The Principal Bedroom is a great sized double room with exposed beams and an En-suite Shower Room fitted with a contemporary suite.
Bedroom Two and Three are great sized double rooms, with wooden beams and rear aspects. Bedroom Three has the added benefit of built-in wardrobes.
Bedroom Four is a dual aspect room, currently used as a home office, with built-in storage.
The family bathroom has a large shower enclosure and a roll top free standing bath along with two sinks.
OUTSIDE
The property is approached directly from the village lane and benefits from two separate driveways providing off-road parking, and access through a gated entrance to the rear garden and a garage.
To the front, a low stone wall defines the boundary, with lawns interspersed by shrubs and small trees to one side. On the opposite side is a private, enclosed garden is bordered by mature hedging and trees, ideal for outdoor seating and entertaining. A charming cobbled terrace sits to the front of the house, with a pathway leading to side access.
The rear garden is fully enclosed by fencing and established hedging, creating a peaceful and private setting. A cobbled path wraps around the property, offering multiple seating areas. The garden is mainly laid to lawn, dotted with mature trees and complemented by a pond with brick edging. A section of the garden is currently arranged as a secure dog run but would also suit use as a chicken enclosure or productive vegetable garden.
A gravel pathway winds through the garden to a large Summerhouse with power and lighting. Seller Insight
“We have been extremely fortunate to live in this wonderful historic Grade II listed thatched home and within such a special village. Formerly known as Clogs Court, the property dates back to the Middle Ages, having once served as a courtroom and later as the village school until 1875.
The house is rich in character, with two large inglenook fireplaces, ancient exposed beams and a substantial supporting beam in the main lounge—now used as a library—believed to be from an old galleon’s mast. The spacious kitchen incorporates a dining area and a snug, providing a cosy place to sit in front of the inglenook fire. Despite its age, the house is surprisingly light, with many leaded-light windows and far-reaching views across the beautiful Devon countryside towards Dartmoor and a neighbouring village in the distance.
The gardens are generous and wrap around the house on three sides, featuring mature shrubs and trees, a small pond, two driveways, a large summerhouse with electricity, sheds and an extensive raised decking area where we have enjoyed many relaxing hours in the hot tub.
Templeton is a warm and welcoming village with a strong community spirit. It has historical links to the Knights Templar and a church originally founded by them, rebuilt on the same site in the nineteenth century. Village life is active and friendly, with regular events at the village hall, clubs for all interests and a bar open twice weekly. Newcomers are always made to feel welcome.
We have been extremely happy here and would not be leaving were it not to downsize, as homes in this village are rarely available.”
