The Building



Originally opened as Cassland Road Higher Grade School in 1902, the building was designed by T.J. Bailey for the London School Board. It provided further education for 816 children, with facilities for science, art, vocational and gymnastic training.



The school was constructed in an elaborate style, with its red-brick façade and terracotta dressings. It was renamed South Hackney Upper School in 1958 and was used for educational purposes until the late 1990s, when it was converted into apartments. The building still retains many of its period features, including parquet flooring, vast windows and original doors.



The Tour



A gated entrance leads to the shared entrance to the building. The apartment sits on the first floor, where a wide set of original double doors with glazed fanlight unfolds onto a private entrance hall with original parquet flooring, soaring ceilings and walls washed in forest green.



An internal glazed door opens to reveal an expansive double-height sitting area, flooded with light from tall sash windows that extend toward the ceiling. Original pine floorboards run underfoot, while exposed brick walls have been painted white. Smart built-in storage extends across one wall, and the space is peppered with cast-iron radiators.

A dramatic steel spiral staircase ascends from the sitting room to the mezzanine, a versatile space imbued with light from the sash windows on the opposite wall. The space is currently used as a serene bedroom, and there is ample room for reclining and working. A glass balustrade looks down onto the lower level, while steel columns punctuate the space and sisal carpeting runs underfoot. At one end, a domed internal window is positioned above the entrance hall.



A set of timber and glass double doors unfolds into a generous walk-in wardrobe with built-in storage on each side. It leads through to a large en suite bathroom with an integrated bathtub, a walk-in shower and slate floor tiling. The space is filled with light from a set of timber-framed internal windows overlooking the dining area below.



The Area



Bramshaw Road is excellently positioned, only a short walk from Well Street (home of Shankeys) and Victoria Park Village. The latter's renowned food and drink scene features the Ginger Pig butchers, Bottle Apostle and Jonathan Norris Fishmongers, as well as a weekly market in the park itself. There are several cafes and independent workshops, and the beloved Kenton Pub in Kenton Street. The green expanses of London Fields (with its heated lido) are within walking distance, as is Broadway Market.



Closer to home, the lush greenery of Well Street Common is positioned just across the road. The Regent’s Canal towpath is around a 25-minute walk to the south and runs alongside Victoria Park.



Other local favourites include Mambow and Lucky & Joy on Lower Clapton Road. Uchi is also easily reached, as is 107, a popular wine shop and bar. The area is home to some brilliant pubs, including The Adam and Eve, The Spread Eagle (London’s first vegan pub), The Chesham Arms and The Elderfield.



Homerton rail station is a seven-minute walk away, running Overground services on the Mildmay line to Highbury & Islington (Victoria line) in around nine minutes, and Stratford (Central, Jubilee and Elizabeth lines, and the DLR) in around the same time. The area is also well served by several bus routes into central London.
