We can all recall fond memories of a home that left us with a lasting impression, the stunningly appointed kitchen, the feeling of space, the luxury of the bathroom where a quick dip became impossible, turning into an altogether more decadent soak in amazing surroundings; the simple and classy marble finish to the flooring but above all, the space, which is the one thing that no amount of clever design can magically produce.
Well, imagine being able to have all this in your own home, remaining within easy reach of all the facilities that make life simple and convenient because now, with this home, you can.
On the slopes above Old Colwyn, from where you are rewarded with a panoramic vista of the nearby fields and more distant hills beyond, this is a sight of which you could never tire and just think, it will be there every time you open the curtains.... Tempted? Wait until you see it, but be careful because after this, virtually every other home will seem a bit ordinary....and be honest, who settles for ordinary!!
At the very top of a long cul-de-sac, and thus rendering passing traffic a thing of the past, so if you have young children, they can play safely outside in the front, we find this highly impressive home.
A wide driveway slopes up to the double garage, served by two separate up and over doors and it's provided with both power and light, thus lending itself to a variety of uses.
Beside the drive and in front of the home, is a neatly laid lawn with a low privet hedge separating it from the garden next door. An extension of the roof above the bay window forms a protective porch offering shelter to callers, before the semi glazed front door allows us into the main hall.
Here, where the stairs rise on our left, you are struck by the polished marble effect floor, a feature which continues into the dining room at the far end of the hall. From here, you begin to appreciate the height of the hall, accentuated by the large hanging chandelier, something which in a lesser home could appear tacky, but here is undeniably beautiful and just seems right.
The first door on the left reveals a sitting room or snug, which to me appears perfect for a library or perhaps a music room, away from the general hubbub of the rest of the house.
Adjacent to this, overlooking the rear of the home is the main lounge. This large room manages the difficult trick of remaining cosy and welcoming despite its dimensions. Its principal focal point is provided by the faux marble hearth and fire surround with its convenient and effective living flame gas fire. The room is well illuminated thanks to the twin patio doors and additional large windows either side, giving a pleasing view over the multi-level garden.
Opposite the lounge, past the useful understairs cupboard where we store all the things we need but don't want on show, lies the downstairs cloakroom. Now, the size of this cloakroom would allow the addition of a shower cubicle if so desired; or would that be showing off?
Opening the door of the dining room shows you that dual use rooms, like this, need not be the disaster we so often find! In here, it's big enough to contain a full sized dining room table and chairs before we move into a luxuriously spacious and well appointed kitchen. By way of proving its credentials, the dining room currently contains an eight place table, which still leaves space for a pair of comfortable easy chairs beside the huge patio doors and their accompanying floor to ceiling windows.
This makes it the perfect venue for the large family gatherings that a home like this is sure to encourage. Should al fresco dining be the order of the day, there is a patio area immediately outside, from which it would be possible to enjoy the gardens while satisfying the inner man. Or woman obvs.
The kitchen portion of the room is similarly as generously proportioned, to the extent that a centrally positioned island would be a possibility without compromising the chef's ability to scurry around their domain producing culinary miracles. Beautifully fitted units line three of the walls and provide masses of storage and work top space, while also housing all the necessary integrated technology, without which the 21st century housewife/husband would probably revolt!.
At the far end of the kitchen, another door leads into the utility room, providing somewhere for all the noisier appliances that have no place in more civilised environs; as I've always said, you just can't enjoy a Givry Chambertain '81 while the Hoovermatic goes through its spin cycle!! A back door from here leads out and onto a path that runs down the side of the garage, connecting the front parking area with the rear garden.
Moving upstairs and pausing once again to admire the chandelier, we meet the landing at right angles and where, if we turn left and follow to the end, we come to the first of the bedrooms.
This is a delightfully proportioned double room, made even more spacious by the presence of one complete wall of fitted wardrobes. This largely negates the need for free standing furniture, allowing instead for a big chest of drawers and a pair of easy chairs.
Opposite here and overlooking the rear of the home is a virtual mirror image of the room before, where the only real variation is found in the view, and what a view it is.
Beside here, and also overlooking the rear, is the home's only single room but in all honesty, in spite of being strictly a single, it puts the majority of smallest rooms to shame. Currently it sees use as a splendid office but according to the needs of your family, it would make a room of which any child or young adult would be proud.
Next, we come to what could be taken as the large airing cupboard, but which in fact houses the homes feed tank for the pressurised hot water system, ensuring constant temperature and pressure even when all the showers are in use.
The next bedroom is a bit special, as in here the fitted wardrobes come in two halves, one on either side of a door leading into the large and well appointed en-suite. Featuring a replication of the marble flooring from downstairs, this contains a unitary hand basin with storage beneath, lavatory and large corner mounted shower cubicle with a twin headed rain shower.
Adjacent to here is the family bathroom, once again featuring the signature ceramic floor and where this time, we find a pedestal hand basin, lavatory and traditional bath, along with another large glass cubicle containing yet another twin headed rain shower.
Finally we enter the principal bedroom through what is in effect a corridor formed by the two banks of fitted wardrobes, one either side, making this an ideal dressing room, before arriving at the spacious room. As if the fitted storage was not enough, and maybe just because there is space for it, there is another large free standing wardrobe along with a chest of drawers and an armchair, while a pair of bedside cabinets rest either side of the large double bed.
On one side of the room, is the door to the en-suite where again the ceramic floor is replicated and where the lavatory and hand basin form part of the unitary storage unit running the length of one wall. Here, as in much of the rest of the home, it is hard not to be impressed by the size of the room, underlined by the way the glass cubicle containing yet another twin headed rain shower managed to look almost insignificant. This is a space where, should the urge ever overtake you, you could swing a cat with ease ....but let's not be trying this please.
The garden, whilst not the largest, is very well thought out. At the lower section is a large patio, running the full width of the home and offering a useful place to sit, relax and unwind, even offering to BBQ for everyone. Upon opening the patio doors from the lounge, place a table and chairs there, you can spend the weekend soaking up the sun or just sitting outside, reading a good book whilst drinking a nice cold beer / glass of wine / or Tea....At the raised level is a larger area of grass and a patio section too, ideal for more drinking and reading......I'm starting to reveal my home life!!! Beyond the large hedge that boarders the garden, are open fields, making a lovely view from your bedroom windows.

All in all, this is an amazing home. I write these pieces from first impressions, and here, these were nothing but good because usually, modern homes leave me a little cold as they can seem soulless and just a bit too efficient. Here, however, it manages to mix modernity with warmth and offers a welcoming atmosphere that I'll bet Mr Redrow wishes he could bottle. There is space in spades with none of the rooms feeling anything less than... well, big. But it is the way in which they do this that impresses, as they never feel they are anything other than a real, welcoming home. Everything is finished to the highest of standards and in the sort of condition usually reserved for the cover of some glossy magazine, but that can be confusing because this is usable and approachable, as a real home should be. Is it perfect.....you be the judge!
