Description
The Tour
Napier Grove and Shaftesbury Street were built in 1970 by Hackney’s Architects’ Department under J. L. Sharratt. From the quiet, pedestrianised street, this home's private entrance opens into a wide hall with built-in storage and space for a desk. Quarry floor tiles by the front door give way to rich engineered oak floors, which continue into the living area.
Here, full-width glazing draws in plenty of light. French doors open directly onto the garden, creating a strong indoor–outdoor connection. One wall is lined with fumed cork, while the others are finished in mineral paint.
A bespoke stainless-steel kitchen is paired with solid French oak cabinetry and UK-made tiles. An exposed original copper hot-water boiler adds industrial character. Appliances include a new oven, dishwasher and washing machine.
The bedroom overlooks Shepherdess Walk, with greenery beyond the window, and has full-height fitted wardrobes.
The bathroom has a walk-in shower with black tiling. Walls and ceiling are finished in natural plaster sealed with olive soap, complemented by a bespoke wenge mirror embrasure, shelf and backsplash treated with pine tar linseed oil.
Outdoor Space
The private rear garden is laid with crushed reclaimed brick gravel and framed by custom brick-built planting beds with fig, bay, magnolia, camellia and jasmine. A variety of perennial flowers, including poppies and dahlias, provide colour and interest throughout spring and summer.
The space also has a brick barbecue, vertical herb planting wall and space for a dedicated dining area. A timber shed offers practical storage for outdoor tools.
The Area
The apartment sits beside the Regent’s Canal, with Shepherdess Walk directly outside. The towpath runs west to Angel and east to Victoria Park. There are many well-regarded places to eat nearby, including Pophams Bakery, The Narrowboat, The Duke of Cambridge and perennial favourite Towpath.
Shepherdess Park Walk is the closest green space to the apartment and is known for its mosaic murals. Shoreditch Park is located eight minutes away on foot and is adjacent to the Britannia Leisure Centre, which has indoor swimming pools.
The Barbican Centre is to the south, with its arresting brutalist architecture, exhibition spaces and year-round programme of music and theatre. Gallery Victoria Miro is just around the corner from the house, while the Almeida Theatre is a 20-minute walk away. The latter is located just off Upper Street, where other popular spots include Afghan Kitchen and the boutiques along Camden Passage.
Old Street station is a 13-minute walk away, with Angel only slightly further afield; both have access to Northern line services. There are also plenty of bus routes locally.
