Description

A truly exceptional and historic Cotswolds manor house.

Description

Summary

Hinchwick Manor is a distinguished and historic Grade II listed country house, occupying a superb position within the North Cotswolds. Built in 1826 for Sir Charles Cockerell of Sezincote and designed by C.R. Cockerell, the house was subsequently enlarged in 1937 and today forms an exceptional principal residence of great architectural character and presence.

Constructed of classic Cotswold stone, the house is arranged over three floors plus cellar and offers a compelling combination of elegant formal reception rooms and more intimate family accommodation. The principal entertaining spaces include the drawing room and dining room, which flank the central flagstoned hall, while additional family and service rooms extend through the later wing. Planning and listed building consent was granted in 2008 for the reconfiguration of the family rooms to create a larger kitchen and breakfast room, offering further scope to enhance the house for modern family living.

The first floor provides a principal suite with spacious bedroom, dressing room and en suite bathroom, together with two further en suite bedrooms and a family sitting room. The second floor provides a range of less formal eaves rooms, extending to seven bedrooms and two bathrooms.

A defining feature of Hinchwick Manor is the extraordinary octagonal courtyard to the east of the house. Entered through a central arch and dovecote, the courtyard is formed by a symmetrical arrangement of elongated Cotswold stone buildings and creates one of the most striking settings of any country house in the area. These buildings include Scarlet Sub Edge to the south and a beautifully renovated threshing barn / party barn to the north, now used as a dramatic full-height entertaining space. The remainder of the buildings currently provide workshops and stores, with potential for sensitive ancillary conversion, subject to the usual planning and listed building consents. An outline design proposal for the incorporation of the octagonal courtyard into the main house is available on request.

Scarlet Sub Edge is a particularly attractive element of the lot. Attached to the southern wing of Hinchwick Manor, it is a beautifully converted barn finished to an exceptional modern standard. The ground floor includes an entrance hall, spacious open-plan kitchen/dining room, en suite bedroom, laundry room and WC, while the upper floors provide four further bedrooms, two with en suites, and a family bathroom. It currently offers immaculate guest or staff accommodation, but could equally serve as a substantial ancillary entertaining space in conjunction with the main house. Outside, it benefits from a generous garden and gravel parking area.

The gardens and grounds greatly enhance the overall appeal of the property. To the west and rear of the house, double doors from the breakfast room lead to a flagstoned terrace and stepped lawned gardens. Within the octagonal courtyard walls to the east lies a delightful enclosed garden with lawns, gravel paths and terraced beds divided by mature hedging. The surrounding land provides full control over the manor’s immediate outlook and setting, while also offering flexibility for parkland, equestrian use, landscaping or continued agricultural use.

Location

The estate lies about 5.5 miles from Stow-on-the-Wold and 5.2 miles from Moreton-in-Marsh, both of which provide excellent day-to-day amenities, country pubs, restaurants and shops. Cheltenham is about 16.6 miles away and offers a broader cultural and commercial centre. Cirencester lies approximately 22.9 miles away and Chipping Norton about 13.5 miles away. London is about 95 miles distant.

There is good access to schooling in the area, including Cheltenham College, Cheltenham Ladies’ College, St Edward’s Oxford, Tudor Hall, Bloxham, Kitebrook, Hatherop and The Dragon. The Cotswold School at Bourton-on-the-Water was rated Outstanding by Ofsted in March 2025.

For transport, Moreton-in-Marsh station is about 5 miles away and provides regular rail services to London Paddington in around 1 hour 30 minutes. Birmingham Airport, approximately 46 miles north, offers domestic and international flights.
