Description

"We’ve really loved living here. The kitchen and dining space gets loads of light and is where we spend most of our time, especially with the doors open onto the garden in the summer. The decking is a real sun trap, perfect for sitting out in the afternoon and into the evening, and the sunsets over Bristol are honestly something special. The magnolia tree in the garden is another favourite, especially when it’s in bloom. The lounge is really cosy, particularly in the winter with the fire going. It’s a proper place to hunker down. We know loads of our neighbours and have made some really good friends here, and having fresh bread delivered just a couple of doors down on a Saturday is a bit of a highlight. Being able to walk straight out into Stoke Park or down to the allotments has also been brilliant. It’s one of those places that just feels easy to live in."

The home

A stylish and beautifully presented three-bedroom terraced home on Lindsay Road, Horfield, offered with no onward chain and exciting potential to extend into the loft, all while enjoying far-reaching views across Bristol. The property is entered via a porch into a welcoming hallway, with the staircase rising to the first floor. To the front, the living room is full of character, featuring a bay window with plantation shutters, a wood burner, and bespoke alcove shelving. Beneath the stairs is a convenient W.C. To the rear lies the true heart of the home, a bright, sun-filled open plan kitchen and dining space, perfectly positioned to make the most of the elevated outlook. The space has been thoughtfully designed, with a partial opening between the kitchen and dining area creating a natural flow while retaining a sense of separation. A rear extension enhances the kitchen further, providing additional space, a utility area, and a second access point to the garden via patio doors. Upstairs, the sense of quality and style continues. The principal bedroom sits at the front, benefitting from a second bay window with shutters. Adjacent is a generously sized single bedroom. To the rear, a further double bedroom enjoys pleasant views and features substantial integrated wardrobes, bespoke and hand-crafted by a local master carpenter. A well-appointed three-piece family bathroom completes the first floor. From the landing, a drop-down ladder leads to a part-boarded loft with skylight and dormer window, offering excellent potential for conversion.

The outside space

To the front, the property offers a driveway suitable for two vehicles, alongside a flowerbed border leading to the entrance. The rear garden is a particular highlight; a southwest-facing, landscaped space designed to enjoy sun throughout the day and into the evening. It features a decking area directly from the dining room, extensive planting with a variety of established beds, and access to a garden shed, a fully insulated workshop and garage, and additional off-street parking.

The location is ideal for those who enjoy green space, with direct access on foot into Stoke Park Estate and allotments at the end of the road. The property also sits close to Narroways and Boiling Wells, and within easy reach of Ashley Down and Eastville Park, giving the area a distinctly green and open feel. Gloucester Road is nearby, offering an array of independent shops, cafés, and pubs including Boston Tea Party, Fierce and Noble, Wiper and True, and The Lazy Dog.
