Description

Seller's View

This house has been a wonderful family home where we have enjoyed every moment of bringing up our two children. Over the years it has been a place filled with family life, laughter, and many happy memories. Now that they are young adults making their own way in life, it feels like the right time for the next family to begin their own chapter here.

The location has always been one of the things we loved most. We are perfectly positioned with Wokingham just a short walk away, offering an extensive choice of pubs, restaurants, and everyday amenities. One of the things that always gave us peace of mind was that there are no roads to cross on the walk into town, which meant it felt safe to give the children independence as they grew older. Being so centrally located also meant the house naturally became a sociable hub where their friends would meet during school holidays and, later on, before a night out.

Howard Road itself has a very friendly and supportive community feel. It is a quiet road, and because it is single lane there are no cars rushing up and down, which adds to the sense of calm and safety. It has always felt like a welcoming place to live where neighbours look out for one another.

Inside, we have especially loved the airy, open-plan nature of the house. The kitchen in particular has always been the heart of the home and our main gathering place, whether for family meals, homework at the table, or catching up at the end of the day. The house also benefits from four good-sized bedrooms, which has given everyone plenty of space as the family has grown.

Practicality has also been a real benefit here. With space for three cars on the driveway, we have never needed to use the garage for parking, which has made it incredibly useful for storage instead.

The garden is another feature we have enjoyed throughout the years. It is sunny and a lovely place to spend time, particularly in the summer months when we have often enjoyed relaxing outside and hosting BBQs with family and friends.

Jack’s Comments

What really stands out to me about this home is how well it’s been set up for family life over the years. You can see from the layout that it’s been a house that’s grown with its owners, offering a really nice balance between open, sociable space and areas you can step away to.

The kitchen diner is clearly the heart of the home. It’s a great size and sits nicely alongside the main living space, which makes day to day living and entertaining feel very natural. Then you’ve got the additional reception rooms, including the family room and study, which give you that flexibility that a lot of buyers are looking for now, whether that’s working from home, a playroom, or just a bit of extra breathing space.

Upstairs, the four bedrooms are all comfortable doubles, which isn’t always the case, and the main bedroom with its en suite and balcony overlooking the garden is a really nice touch. It adds something a bit different and gives that main room its own identity within the house.

The plot works really well too. The garden is a good size, nicely private and gets plenty of sun, so it’s easy to imagine it being used properly in the warmer months. And for a town centre location, having driveway parking and a garage is a real bonus and something that’s becoming harder to find.

Location wise, it’s a strong one. Being able to walk into Wokingham easily, with everything on your doorstep, is a big plus, and Howard Road itself has a quieter feel than you might expect for somewhere so central.

Overall, it’s a home that offers a lot of space, a really practical layout, and a location that’s hard to beat, especially for buyers wanting that mix of convenience and a settled residential feel.

Area View – Wokingham

Wokingham is one of those towns that consistently appeals to buyers because it offers a really strong balance between convenience, lifestyle and connectivity.

The town centre is within easy reach from Howard Road, with a great mix of independent shops, well-known brands, cafés, pubs and restaurants, making it somewhere you can use day to day rather than just occasionally. It’s also well known for being clean, well kept and easy to navigate.

For commuters, Wokingham is particularly well positioned. The train station provides direct links into Reading and London Waterloo, with connections to the Elizabeth Line at Reading, while road access via the A329(M), M4 and M3 makes travel across the South East straightforward.

Schooling is another big draw to the area, with a number of well-regarded primary and secondary schools nearby, which is one of the reasons families are consistently drawn to this part of town.

There’s also plenty of green space close by, including local parks and countryside walks, so you’re not sacrificing outdoor space despite being so centrally located.

Overall, Wokingham offers a well-rounded, practical location, ideal for buyers wanting town centre access, strong schooling and good transport links, all within a settled and well-established setting.
