Description

A beautiful detached family home, nestled within Hazel Grove on the Wyfold Estate. The property is entered via a welcoming entrance hall that leads to the reception rooms and the stairs to the first floor, featuring a floor to ceiling window that floods the stairwell with natural light.

To one end of the house is the double aspect sitting room, with a bay window overlooking the front and French doors in a second bay window opening out to the garden.

At the heart of the house is the fantastic open plan kitchen/breakfast/family room. This superb space enjoys views over the rear garden and woodland beyond, with an extensive patio accessed via bi folding doors, making it ideal for modern family living.

The kitchen is fitted with a range of wall and base units beneath a granite worktop, as well as a central island with an oak worktop and seating. Integrated appliances include a dishwasher, microwave, fridge, freezer and range cooker. There is ample space for a dining table, with a stunning roof lantern providing additional natural light, and further doors opening out to the patio. There is also a dedicated seating area.

The ground floor accommodation is completed by a useful study/playroom, a large utility room with fitted units and a back door to the garden, and an additional room perfect as a second study, homework room or hobbies room. There is internal access to the double garage, which features a car stacker lift to assist with vehicle storage and maintenance.
The first floor comprises a spacious principal bedroom with an en suite bathroom and separate walk in wardrobe. There is a guest bedroom with built in storage and an en suite shower room, along with two further double bedrooms with built in wardrobes. Bedroom four has double doors into bedroom five, giving excellent flexibility. All bedrooms enjoy views over the garden, woodland or parkland. Completing the first floor is the family bathroom.

There is a large loft space which could be converted into additional bedroom or reception accommodation (subject to the usual consents).

Outside, Hazel Grove is reached via a private road through the parkland estate. A gravel driveway provides parking for several cars and access to the garage.

At the rear is the enclosed garden, featuring topiarised trees, planted borders, up lighting and tree lights for evening entertaining on the large terrace. The property is fully fenced for dogs and the borders are adorned with mature shrubs and bushes. The remainder of the garden is laid to lawn with the benefit of a private gate leading directly onto neighbouring parkland, ideal for walking. There is also an additional paved terrace at the end of the garden with lighting and power, as well as an attractive summerhouse, an ideal extra workspace or recreational room.

The private Wyfold Estate estate covers 180 acres and features walking paths on the upper and lower meadows and nearby bridleways all of which are perfect for leisurely walks, bike and horse rides. Residents also have access to carefully maintained tennis courts located between the meadows and a wonderful productive apple orchard.
