Description

Keepers Cottage is a charming Grade II listed residence set within extensive, beautifully maintained grounds, offering a rare blend of character, privacy and versatility. Rich in period features this home will not cease to amaze! Approached via a private gated driveway with ample parking and generous garaging, the property enjoys a peaceful, secluded setting while still being well positioned for access to nearby villages, amenities and transport links.

Description - Positioned in a convenient and well-connected location, this substantial four-bedroom Grade II listed raw beauty offers over 1,540 sq ft of versatile accommodation arranged across three floors, making it an ideal purchase for a wide range of buyers.

The property stands out for its flexible layout, providing multiple reception rooms, offering excellent scope for a home office, gym, or further living space. The overall footprint is notably generous for the price point, giving buyers the opportunity to secure a home with both space and long-term potential.

The top floor is dedicated to an impressive principal bedroom, featuring elevated ceilings that create a real sense of space and separation from the rest of the house. The first floor hosts two further bedrooms, while the ground floor offers an additional bedroom positioned alongside a bathroom, which is well suited to guest accommodation, multi-generational living, or those seeking step-free access.

Externally, the property benefits from a west-facing rear garden, ideal for afternoon and evening sun, along with the significant advantage of rear access leading to a private driveway with off-street parking and useful outbuildings for storage.

Offered in good overall condition, the home also presents clear scope for a buyer to modernise and add value over time, making it an attractive proposition for both owner-occupiers and investors alike.

Seller's Story - We used to live opposite a pub in a nearby village called Roade, which was great at first-lovely landlady, mainly did food, not noisy or intrusive. That changed when a new owner took it over. The noise was constant and very loud-karaoke, amplified music in the garden til all hours, lads smoking in the pub garden shouting to each other at gone midnight, it was awful.

Around this time, our business was expanding and we needed more room for vehicles and equipment, plus we got a new contract with work based around Oxford.

We started looking south and found this beautiful house!

In truth it was the garden that sold it initially, but the amount of space, and the tranquility, after years of pub noise, were a big pull too.
We loved the quirky nature of the house, and there was a lot of living space.

Our 2 eldest children were living independently, and our youngest was about to go off to Uni, but they were still only young, and we wanted room to house them if circumstances changed.
A decision which proved to be useful.

Our favourite room is the kitchen! It's big enough for when the kids all come home, plus their partners and now also kids!
We have a huge dining table which easily seats 8 people, and when it was all one room initially, it was nice to have the sofa and TV in the same room as where I'm cooking, as my daughter would come and chat while I did the meal prep.

Also, there is so much storage space, which is great, plus because of the wide tiled skirting boards, the surfaces are extra wide which is a luxury I will miss! It is also so bright and sunny, which makes it feel even bigger, and has the best view of the garden.

We held our daughter’s wedding in the garden in 2023. It was a beautiful day, and having the space and surroundings to facilitate such an occasion was a blessing. We have amazing memories and endless photos of the day, and this garden will always have a special place in our families hearts.

We have enjoyed the sheer versatility of this house. When it’s just me and my husband, it feels cosy and intimate, but when we have had two of our kids living here, plus our grandson and his dad, it never felt crowded.

With three downstairs living areas, and such a large kitchen, we all fitted around each other without friction.

I’ve also been able to have my sister move in when she broke her back, living down stairs, and then my mum, post hip op too.

The garden has also been a joy. Watching it change each season, adding the pond and all of the different fruit tress. Mad jam making sessions at the end of the plum season, endless rhubarb crumble and apples.

The sheep next door are a lot of fun, the lambs and the grumpy mums shouting at their lost babies! Rescuing the little ones when they get their heads stuck in the fence, and watching them bounce around the field in the sunshine.

We will miss so much about this house, and living in such beautiful surroundings. I will miss the scenic routes, and ease of getting to so many places the back way, i.e. without traffic. Having the open countryside literally on your doorstep.

The beautiful garden the privacy and stillness. The stars at night-so bright and beautiful in the darkness. The sheep for neighbours and the actual neighbours. The community WhatsApp and endless offers of free stuff and help in a crisis!

My husband will miss having so much space to accumulate endless stuff that he really should throw away, and the convenience of not disturbing people with his early starts.

Our hearts very much want to stay put, but our circumstances are pulling us away. My grandson is now at an age where friendships are vital and being so far from his mum and his mates, will only become more of a problem as he grows up.

Doing such a long school run each morning and afternoon, impacts my day enormously, and my mum is also a factor in our decision as we really don’t think she will be independent to the degree that affords us the current distance from her for much longer.
