And not ONLY has it been meticulously looked after in the 23 years since it was built, the owner insisted on having the whole flat professionally redecorated right through with new carpets and underlay fitted to all the main rooms. Being beautifully presented aside, this fabulous apartment does tick an awful lot of boxes . Built about 23 years ago to a very high standard by the local Oxford firm of developers, Pye Homes, the flat has a roomy 972sqft of floor area which, which save for a small entrance hall is all living space. The sitting room faces pretty much due South so gets a whole load of afternoon and evening sun and looks out across the communal gardens. 

Bedrooms one and two can comfortably be described as large doubles and they both have full length fitted wardrobes - the principal has a shower room en-suite and then there is a separate 'family' bathroom. Bedroom 3 I can see being used either as a childrens room OR a rather nice study.... 'nice' as it too has a window overlooking the garden - handy for daydreaming rather than working! 

One other feature that I rather like is the 5 amp lighting system. If you don't know what I'm talking about, it's because you don't see this very often - full marks to the developers! So, in all the rooms, you will see strategically placed small round three pin plug sockets specifically for lamps and so, when you walk into the room, all your lamps can be switched on simultaneously using the one wall mounted light switch as you enter. With detail like this you know you're buying a well thought out product. 

A quick word on the kitchen. This hasn't been changed from the original but our one careful lady owner kept it very well maintained and I'm sure she won't mind me telling you, she's even had the oven professionally cleaned! Again, attention to detail, all the switches for the integrated applinces are all on the one switchboard for easy isolation.

Security; whilst there is an intruder alarm installed, our lady owner never felt the need to use it as the front door to the flat and to the building are all secure with a phone entry system and as there are only four flats to the building, it is unlikely that the other flat owners will be letting in persons unknown. 

Building maintenance; the estate is managed by Peerless Properties of Oxford and I understand has been for many years. I can tell you that the grounds, buildings and common entrances are immaculate so I think we can assume that Peerless Props know their stuff and are good at what they do. There are only 12 flats across the two buildings making Blenheim Court quite an exclusive address.

Parking; the flat has one allocated space and there are two further visitor spaces in front of this building. 

Location; We're in North Oxford on Woodstock Road which can take you directly into the Centre of Oxford itself or the other way which will quickly whisk you onto the ring road for fast access to everywhere else. Google maps tell you that you are a 10 minute level walk to the Summertown Shops in Banbury Road which has just about everything you need. Without listing everything; M&S food, Tesco, Sainsburys, Gails, Cook and a whole load of artisan and not so artisan cafes, restaurants and even wine bars. Oxford is great for cycling as it is, for the most part flat. This means easy cycling to just about everything Oxford has to offer. Most of the main colleges, the big attractions; Sheldonian, Bodleian, Ashmolean, the Playhouse Theatre are all easily accessible by bicycle or bus if you prefer. If you need to have access to London, the train station is a 15 minute cycle ride and then 52 minutes express into London, Paddington. Of course, Oxford Parkway is only a ten minute drive with trains taking you into London Marylebone.
