The grounds offer a detached boatshed and substantial private parking. Lovely southwest facing sheltered wrap-around gardens, and a gated driveway, lined by rhododendrons and azaleas, complete the picture.
Exuding character with original leaded windows, archways, colourful gardens featuring a boatshed, greenhouse, summerhouse and a paved terrace overlooking the bay, this stylish 1930s home offers a truly peaceful lifestyle. Sit back and enjoy the most incredible views over the bay, with an abundance of birds and wildlife on your doorstep. Having only been to market once previously, Maryfield is truly a rare find.
Although we love the house as-is, an incredible added bonus is that, if you find that the current accommodation isn't enough, Maryfield has full planning permission to substantially extend.
Accommodation
Entry to Maryfield is through a wooden front door with glazed panels, into a bright and welcoming hallway providing direct access to most of the living accommodation.
The spacious, triple aspect, living room is truly superb offering the most incredible views across Findhorn Bay, with its ever-changing landscape. It presents a clever blend of brightness, space and cosiness; with the wall-to-wall windows overlooking the bay at one end and a characterful sandstone fireplace and log burner at the other. From the living room, one can simply step into the gardens from the French doors, allowing a seamless transition between indoor and outdoor entertaining. The adjacent, separate, dining room/Bedroom 3 provides further entertaining or relaxation opportunities and has a large west facing window for evening sun. Both reception rooms are decorated in calming neutral tones and exude serenity.
The well appointed, double aspect, kitchen contains a good range of upper and lower cabinets and tall larder cupboards, complemented by light worktops and contrasting darker, tiled, splashback. The integrated double oven and ceramic hob, along with plenty of space for a large fridge-freezer, secret drawers and a utility "garage" add convenience for everyday living. A door with leaded glazed panels leads from the kitchen to the utility room and shower room, as well as an external door leading out to the generous parking area. The utility room has neat floor tiles, generous floor-to-ceiling cupboards, a sink and space and plumbing for a washing machine.
With both a shower room and a bathroom, Maryfield presents flexibility and space for your personal grooming needs. From a quick shower to an indulgent bath soak, this property offers it all. The dual aspect shower room contains a WC and a washbasin inset to a vanity unit and a separate shower enclosure. A full-height window overlooking the garden with views of Findhorn Bay adds charm and elegance. The bathroom contains a WC, washbasin and a bath with overhead mains shower and boasts two windows providing natural light and ventilation.
Both bedrooms are spacious doubles, one of which is dual aspect, and the other has a handy sink with mirror above. The pale hews of the decor; quaint leaded glass windows and the tranquillity of location evoke a sense of dreaminess in the bedrooms; perfect for peaceful slumber. Both bedrooms have uninterrupted views across the garden to Findhorn Bay.
Full planning permission is in place under Moray Council 23/00839/APP to substantially extend Maryfield, should a new owner desire.
Outside and Gardens
The fully enclosed, wrap-around gardens are a delight. At the front of the house, the gated driveway is neatly laid to gravel and provides parking for multiple vehicles and perhaps a boat. The lovely meadow areas on either side of the driveway are home to bluebells, rhododendrons, cherry blossom and a mixture of beautiful trees, including sycamore and pine. A wooden boatshed provides handy dinghy storage. Two high gates lead from the front garden through to the back garden, where tremendous sea views await. The verdant lawn, wildflower meadows, fruit trees and a pretty terrace on which to relax with a refreshment, provide the perfect private oasis. A cosy little summerhouse opens out to a small patio and looks over the bay and to the forest beyond. A further patio has plenty of space for garden furniture and is also home to the greenhouse, where young tomato plants are soaking up the sun.
