Description

This is a house with a big heart.  Full of character, it will welcome you in with warmth and joy.  And, not only is there one house here, there’s actually two….Broadview comes with its own self contained, two-storey annex in the garden.

And then there’s those views. Uninterrupted and gobsmackingly glorious…you’re right in the heart of an Area of Outstanding Natural Beauty here, and both Broadview and its Annex make the very best of them.  Let’s take a descriptive tour…

Pulling into the driveway at Broadview, take a right for the main house, or head straight up to the annex.  Either way, when you step out of the car…it’s those views that simply take your breath away…360 degrees of rolling Kentish countryside…it’s absolutely glorious.  Heading into the MAIN HOUSE first….you are greeted by a very generous central entrance hall, almost a room in its own right, with all doors leading off.  This is a very well balanced and proportionate property.  Wooden floorboards, stripped wooden doors, crisp white walls, all let this home's character sing from the outset.  Immediately to the right, at the front of the house is the LOUNGE/DINING ROOM, a big, generous space with an antique brick fireplace and hearth on the back wall which instantly catches your eye and draws you in…however, two big windows to the front are a huge distraction as they showcase that spectacular view. This is a wonderful room.  Grand in scale, and in outlook and big enough to accommodate generous sofas in front of the fire and plenty of people for dinner around the table.

Heading across the hallway, directly opposite, is the SNUG/SEPARATE DINING ROOM.  If you fancy a more formal dining room, this would be perfect.  Or, have it as another lounge, a games room, cinema room, bar or just a great space for the grown up kids to hang out.  The fireplace makes it cosy and the window to the front makes it captivating with more of those fabulous views….

Heading back out to the hallway and up towards the back of the house, the sense of balance and symmetry continues as your options are left to the utility or right to the KITCHEN/DINING ROOM.  Let’s head right….. Into this big, wholesome, farmhouse style space.  Warmth and character everywhere…brick fireplace front and centre filled with a range style cooker.  A cosy wrap around layout of traditional wooden wall and base units, with a breakfast bar peninsular that comfortably divides the space into a very workable kitchen and cosy dining.  This is a brilliant sociable set up, made even more delightful by the double doors that lead straight out from the dining area onto the patio and the gardens beyond.  It’s full of traditional vibes, butler sink and antique brass taps (with views directly over, the garden at the back), open display shelving, dresser style plate racks…this is quintessential country cottage living.

And, if all of this space wasn’t enough, across the hallway is the UTILITY ROOM - although you would be forgiven for thinking it’s a second kitchen, it’s certainly big enough.  It has a sink with similar pretty views over the garden, plenty of worktop space, open shelving and even a traditional, clothes airer on a pulley system!  There’s also a door through to a useful downstairs SHOWER ROOM.

Heading upstairs now, at the top of the stairs is a very generous landing.  As with the hallway downstairs, this space is big enough to count as a room in its own right, and with a window to the front, treating you to even better, and further reaching views to the front.  This central landing provides access all areas on the FIRST FLOOR….up here we have the most delightful  PRINCIPLE BEDROOM, bathed in natural light from all angles as it streams through all three windows to the front, side and back of the house.   Wraparound Views, views, views this is not only a very generous size bedroom but you’re also completely spoilt for vistas too.  Now if we head across that big landing, on the opposite side are two further bedrooms both blessed with character and light with their quirky rooflines.

And finally up here we have the FAMILY BATHROOM.  And what a showstopper it is.  Star of the show is the traditional claw-footed, freestanding enamel roll top bath, with antique brass taps and hand held shower attachment.  Classic style pedestal sink, WC, beautiful views over the garden and almost enough space to host a small party in here!!  This is one big, luxurious bathroom!

Back downstairs now, let’s head out across the patio and over to the ANNEX.  You can tell from the outset it’s going to be a wonderfully, light, bright space as the ground floor to the front is almost wall-to-wall glazing.  Inside you are straight into the open plan LOUNGE/DINING ROOM. It’s a great size space allowing plenty of room for sofa and seating to one side and dining area to the other.  And, as with its big sister main house, those views are inescapably captivating, maximised by almost a full wall of windows to the front.  Head past the quirky spiral staircase and the doorway that leads to a separate entrance hall and access out to the side, and you're into the KITCHEN at the back.  The big window over looking the garden sits centrally above the traditional style butler sink and amongst a wall-to-wall run of units.  Open shelving to one side and on the back wall provides additional display and storage space, and there’s even space for a little breakfast area in the corner.  Off the kitchen is the SHOWER ROOM with WC and hand wash basin.

Back out to the lounge and up the winding spiral stairs.  At the top, my goodness, there’s a treat.  That view.  Again the expanse of glazing amplifies this glorious setting.  And not only is it visible it’s also accessible.  A glazed door leads directly out onto the flat roof, providing the most spectacular space for a potential private ROOF TERRACE (subject to building regulations).  I can only imagine what breakfast or coffee or a glass of wine in the evening must feel like perched up here, surrounded by those glorious views, king or queen of your private castle.  Fabulous.  Back inside you step into the first floor bedroom, a very generous size and the perfect place to wake up to those views.

Whilst the current owners have the annex set up as a separate dwelling, perfect for multi-generational living, I can see this space working equally well as work space, a studio, creative space, even a teenage hangout or games room or private home bar with roof terrace!! The possibilities are endless!!
