Description

Tucked away in a peaceful and private setting just half a mile north of the village, Westwood House reveals itself as a truly exceptional country residence. This expansive home of over 4,000 sq ft is arranged as a principal residence with a beautifully appointed adjoining annexe. The property offers a rare degree of flexibility, with both homes seamlessly connected yet capable of independent living, an ideal arrangement for multi-generational families, guest accommodation, or income potential.

The main house is a light-filled and generously proportioned home, where contemporary design meets practical family living. A welcoming entrance hall leads through to an impressive kitchen/dining space, undoubtedly the heart of the home, featuring a sleek designer kitchen, range-style cooker, American-style fridge freezer, and a central island that invites both culinary creativity and sociable gatherings.

To the rear, the elegant sitting room is bathed in natural light, with doors opening onto the gardens, creating a seamless connection between inside and out. A striking gas log-effect fire provides a warm focal point, while bespoke storage enhances both form and function. Further accommodation on the ground floor includes two bedrooms and a beautifully crafted study with impressive bespoke oak cabinetry - perfectly suited for home working or quiet retreat.

The principal bedroom enjoys a luxurious en-suite bathroom and walk-in wardrobe, along with further fitted bedroom furniture. The second ground floor bedroom is also a double room and has a fitted wardrobe and en-suite shower room.

A utility room, cloakroom, and internal access to the annexe complete the ground floor.

Upstairs, the landing has ample storage and plenty of light and from here, there are three further bedrooms, each with their own en-suite, offering comfort and privacy for family and guests alike.

The annexe is equally impressive, approached via a versatile conservatory that serves as a year-round reception or dining space. Inside, an open-plan kitchen and living area has been thoughtfully designed with contemporary finishes and clearly defined zones for relaxing and entertaining. A ground-floor shower room adds convenience, while upstairs, three well-proportioned bedrooms include a principal suite with en-suite, dressing area and walk-in wardrobe. A generous landing provides additional flexibility, ideal for a study area, fitness space, or occasional guest accommodation.

The grounds of Westwood House are a true extension of the home, offering both beauty and functionality. A recently laid block-paved driveway provides ample parking and has wqooden gates leading to an enclosed courtyard alongside the integral double garage, while a stylish resin terrace with glass balustrades creates an inviting outdoor seating area.

Extending to just over half an acre, the gardens are thoughtfully landscaped with level lawns, well-stocked borders, and multiple seating areas accessible from the house.

A professionally designed play area, complete with safety surfacing and equipment, enhances the family appeal, while a selection of fruit trees and a productive vegetable plot provide seasonal bounty. Further features include a greenhouse, timber shed with power, external water supply, and additional power points. The grounds are securely enclosed, making them ideal for those with pets.

Westwood House represents a rare opportunity to acquire a substantial and highly adaptable residence in a peaceful yet well-connected location. Both the principal home and annexe are beautifully finished, generously proportioned, and filled with natural light, offering a harmonious balance of flexibility, comfort, and refined country living.

Seller Insight

“Westwood House has fitted the bill for us as an ideal home, we have been able to live on one level, with the master bedroom and study, with its handmade fitted oak furniture, being adjacent rooms. Having a connecting door to the Annex allows our daughter to have her own independent living space whilst being on hand for our needs.

The back garden has been set up to be dog-friendly so that our two can be let out to exercise as they wish. We have also established a fertile vegetable patch and fruitful orchard to accompany the variety of shrubs and trees in our multi-purpose garden. To the front of the house is a recently upgraded area where we enjoy restful summer evenings.

When we moved here 7 years ago our immediate neighbours were immediately welcoming and the whole village likewise with its Community Shop, Church, School, and famous pub The Tom Cobley with its excellent food and choice of ales. The Village Hall hosts a wide variety of activities all year round. We soon heard the call of buzzards circling overhead and chatted to the sheep in the field opposite our entrance. Nuthatches and woodpeckers are regular visitors along many other birds.

Exeter, Crediton and Okehampton are all 20-30 minutes away affording a diverse choice of shopping and amenities.

Westwood House is now bigger than we need in our advancing years so we will be moving to a smaller property near where family are living in the East Midlands. We shall be sad to leave a village that has embraced us so well.”

Set amidst the gently undulating countryside of rural Devon, the charming village of Spreyton offers an enviable blend of community spirit and everyday convenience. Much loved for its welcoming atmosphere, the village enjoys a well-regarded primary school, a thriving community shop, a historic church, and the celebrated Tom Cobley Inn—renowned for its exceptional cuisine and impressive selection of real ales. Despite its idyllic setting, Spreyton lies just three miles from the A30 at Whiddon Down, affording excellent connectivity to Dartmoor National Park, both the north and south coasts, and the cathedral city of Exeter, along with Crediton and Okehampton.

Spreyton itself enjoys an elevated position with far-reaching views towards Dartmoor, its origins tracing back to the Domesday Book. Today, it remains a vibrant and welcoming community, blending period charm with thoughtful modern development. Residents benefit from a range of local amenities and an active village life, making it a truly special place to call home.
