Description

A44434GC03 - A true paradise hidden between the fields.
This place deserves to be cherished. It is really a beautiful place in the middle of the fields. An old grain mill that is still completely intact inside. Everything also remains in the mill and is sold with the buildings. This includes the old mill house, a barn with garage and a more recent house that is immediately habitable. And more than 2ha of land through which a beautiful river finds its way.
There is currently a workshop in the old miller's house. It is a beautiful old house with tomettes on the ground. The old doors and windows invite you to take a look inside. Everything still breathes the atmosphere of the past. This is pure nostalgia. I, as a hobby painter, can already see myself working here behind my easel. It could become a nice studio for an artistic person. The mill has enough space to regularly organize workshops or exhibitions. The building is beautiful for it, with nice soft light coming in through the small windows.
The house is more recent. This was built in 1969. A house with a full basement. Consisting of a kitchen, living room, 2 bedrooms and a bathroom. Separate toilet. The house is immediately habitable, but could use a little freshening up. It is still in the colors of the past and the kitchen is a bit primitive. But, it is in good condition. There is double glazing throughout. There is oil central heating. The boiler is in the large cellar. The basement consists of 3 parts and is high enough to be able to walk upright everywhere. There is an underground garage under the house.
At the front is another barn of 3 parts with high entrance doors. Here are still the feeding troughs for the animals. This would offer the possibility to keep horses. The doors and ceilings are high enough to allow the horses to walk in and out comfortably. And from the stable they could then go straight into the meadow through the courtyard.
There is a meadow around the house through which a river runs. This results in beautiful places where you can swim, a real paradise. At the very back are the locks to let the water run back to the mill via the mill stream. Due to this lovely piece of land all around and the presence of the river, this property could become a beautiful mini-campsite or any other tourist destination. I am thinking of a chambres d'hôtes in the old mill, or a motorhome overnightparking spot on the site.
You see, many possibilities in this beautiful place. We just have to find someone who sees the beauty of it to actually do something with this! You won't regret it. The property is not far from the town of Digoin, where there is a trainstation and there are several tourist sites. Such as the pont de canal, from where you can cycle along the Canal lateral à la Loire or take a boat to float over the canal. The Eurovelo cycle route also passes not very far from here. So those sporty cyclists could pitch their tent here in the evening and regain their strength for the next day in this little paradise.
I am also thinking in the direction of organic farmers. Who need water along their land and could possibly generate their own electricity with the still intact mill. The country lends itself to it. And any animals can stay in the barn.
Have you become curious? Then make an appointment quickly and come and have a look on site. Have you been thinking for a long time about buying a beautiful place in the French countryside, surrounded by peace and nature. Then don't hesitate any longer and contact me. I am happy to help you.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
