Description

**OPEN DAY - Saturday 16th May between 11-12pm*

A remarkable and highly distinctive example of open-plan living, set on the second floor of a former confectionery factory in the heart of Forest Gate. Originally built in 1907 as a sweet factory and later rebuilt in the 1930s in an Art Deco-inspired style, this is a truly unique building with real character and local heritage.

The Flat

Extending to approximately 954 sq ft, the apartment offers an impressive sense of scale, light, and flexibility, with a layout that feels both open and highly usable. The heart of the home is the striking 27ft reception room, a wonderfully bright and expansive living space with large windows that reinforce the building’s industrial character and flood the interior with natural light. This generous room provides ample space for both living and dining, making it ideal for entertaining as well as day-to-day living.

The kitchen is neatly arranged off the reception space, practical in layout and well positioned to serve the main living area. Both bedrooms are genuine doubles, with the principal bedroom particularly generous in size. The second bedroom is also notably large and, with its proportions and sliding door arrangement, offers excellent flexibility as a guest room, home office, studio, or additional living space depending on a buyer’s needs.

The apartment’s wide proportions, large windows, and thoughtful layout create a bright, airy atmosphere throughout, while the proportions are uncommon for a flat of this type and price point in the area. The result is a home that feels distinctive, spacious, and full of character.

Owner’s Comments

“From the corner windows you can watch the sunsets over Canary Wharf. On New Year’s Eve, the fireworks are spectacular right from the living room without needing to go anywhere. The area is exceptionally well served by green spaces: Plashet Park with new tennis courts is a two-minute walk away, the beautifully maintained West Ham Park has a further 12 tennis courts, and Wanstead Flats offers wide open space. The building has a great mix of professionals, artists, and musicians, with an active group chat. I don’t hear the neighbours above, below, or on either side, and the garage next door has never caused any disturbance. Since moving in, I’ve invested in wood flooring with sound insulation, a new rain shower, and fitted storage and bookshelves in the second bedroom, which can easily be removed to open up the space. The fridge, oven, and washing machine have all been replaced within the last five years. The cafés under the arches in Forest Gate are a brilliant local spot, and the choice of Indian restaurants nearby is exceptional. Just across the road there’s a Tesco Express and a fantastic Turkish shop with fresh fruit and veg. Around the corner, a community garden lets you take on a raised bed to grow your own food or flowers.”
