LOCATION
Dittisham is a quintessential ‘chocolate box’ village, with a wonderful mix of cottages and thatched houses, quaint lanes and a large village green known as The Ham. Situated on the banks of The River Dart, the village remains one of the most sought-after villages in the South Hams, with a vibrant community, two village pubs, post office/general store, a waterside bistro and a popular sailing club. Dartmouth is about 6 miles distant in the car or about 20 minutes down river, and offers a wonderful array of shops, boutiques, pubs and restaurants, as well as a cinema, indoor and outdoor swimming pools, three supermarkets, a health and well-being centre and several schools. Totnes is about 8 miles distant and offers a mainline rail link to London Paddington in about 2 hours 40 minutes. The A38, which in turn leads to the M5, is about 15 miles distant.
THE PROPERTY

OUTSIDE
The grounds are possibly the jewel in the crown of this lovely home, being approached through a five-bar gate off Ham Lane and the drive then extending through the meadow. The Meadow is about an acre in size, with a wonderful selection of trees and shrubs including a mulberry tree, walnut tree, handkerchief tree, silver birch, tulip tree, walnut, oak, sweet chestnut. In spring, the woodland and grass meadow are a carpet of bluebells, primroses and violets.
Within the meadow is a natural spring fed pond, and ample parking for several cars and boats. A gate provides access across the path into Brook House. Opposite Brook House, off The Lane, is another piece of land included in the sale, which is well-stocked orchard of about 1/3 acre with double store / garage.

Follow the A3122 towards Dartmouth, for about 5 miles and at The Sportsman’s Arms, the road bends to the right but continue straight ahead towards Dittisham. Once in the village, pass The Red Lion pub/post office/shop on your right and take the immediate right after, into Riverside Road. Follow Riverside Road and turn right into The Ham Car Park. As the road to the car park widens, turn right through a five-bar gate into Brook House and The Meadow. Continue to the top, where there is ample parking.
