FARMLAND

Lot Three lies to the south of Langley Mill and Eastwood and extends to about 272.54 acres (110.29 hectares). The land is arranged in two main parcels separated by the Erewash Valley railway line. These two parcels are available as a whole or in two distinct lots:

LOT THREE A (198.01 ACRES / 80.13 HECTARES)

The main block, positioned to the west of the A610, forms a predominantly livestock block made up of pasture, woodland and water features, extending to 198.01 acres (80.13 hectares). This area runs down to the River Erewash and the Nottingham Canal. The land is accessed from the A610 with a central track accessing the in hand land, there is then a further access from Newmanleys Road and Tinsley Road.

The combination of grassland, wooded areas and natural wet features gives the block notable environmental and biodiversity potential, including opportunities for BNG and wider natural capital projects. Within this main area there are 152.78 acres (61.84 hectares) of pasture, 3.47 acres (1.40 hectares) and 34.42 acres (13.88 hectares) of woodland and scrub.

A number of acres of the land is let out on a number of grazing licenses which combined produce a total income of £16,887.5 per annum. Copies of these licence agreements can be provided by the selling agents on request. The licensors have undertaken a number of improvements with temporary stables and field shelters across the land. The land which is in hand is used for the production of silage and hay.

Location

Further amenities are available in Heanor, Belper, Alfreton and Eastwood, while the larger centres of Derby (13 miles) and Nottingham (15 miles) offer extensive commercial, educational and leisure facilities.

The surrounding countryside is gently undulating and characterised by productive arable fields, pasture, hedgerows and mature woodland. This landscape provides both an attractive setting and practical working conditions for mixed farming, with open areas and sheltered valleys lending themselves well to grazing and modern cultivation.

Despite the rural location, transport links are excellent. The A38 is close by, providing direct access to the M1 motorway at Junctions 26 and 28, enabling efficient travel to Derby, Nottingham, Sheffield, Leicester and the wider Midlands. The A610 gives quick connections to Ripley and Eastwood, while the A6 provides a direct route to Matlock and the Peak District. Mainline rail services are available at Langley Mill, Alfreton and Belper, offering regular connections to Derby, Nottingham and further afield. East Midlands Airport is approximately 30 minutes drive, providing domestic and international travel options.
