Description
DESCRIPTION
A Grade II listed end of terrace cottage, believed to date back to the 16th century, located in the heart of Ightham village, offering two bedrooms, an upstairs bathroom, two reception areas and a light filled kitchen with direct access to the private garden.
FEATURES
- The property occupies an elevated position, set back from the road and approached via steps leading through the front garden.
- The front door opens directly into the sitting room, where the full charm of the cottage is immediately apparent, with period windows, exposed beams and a large open inglenook fireplace creating a warm and characterful focal point (not currently in use).
- The second reception room is partially divided from the sitting room by exposed beams and the staircase but retains an open plan feel. Accessed via three steps up, it is currently used as a dining room with windows to the side and a recessed area beneath the stairs, ideal as a reading nook or small home office.
- To the rear of the property, the kitchen enjoys direct access to the garden and is filled with natural light from dual-aspect windows and a skylight. It is fitted with a range of wooden units and granite worktops and includes an integrated Neff fridge/freezer, gas hob and electric oven, integrated Bosch slimline dishwasher, and Hotpoint washer/dryer. A breakfast bar provides space for casual dining.
- On the first floor there are two generous double bedrooms. The bedroom to the front features a vaulted, beamed ceiling, built-in wardrobe and additional storage. The second bedroom benefits from triple-aspect windows with glimpses across the village rooftops and offers space for wardrobes as well as useful eaves storage. Both bedrooms are served by a family bathroom with a window overlooking the rear garden.
- Outside, the private garden features a patio area ideal for outdoor dining, with steps leading up to a lawn bordered by mature shrubs and fencing and a useful garden shed and further patio area.
