Description

Mid-terrace period cottage requiring refurbishment

Description

112A South Street, referred to as the Cottage, has a datestone dated 1734, and retains original features. The slate roof was replaced in c1970, and the cement harling probably dates from the 1930s. There are several early sash and case windows.

Both the Cottage and the adjoining house at 112 South Street were rescued from ruin in the 1930s and refurbished at that time. The property is now in need of modernisation. The accommodation is arranged over three floors. Features include:

Entrance hall with double doors. Side hall with coat hooks and store
Two rooms currently fitted as bathrooms, one of which has been used by the house next door
Panelled sitting room with fireplace with stove. Galley kitchen area off with sink
Bedroom 1 with built in cupboard & wardrobe
Two attic bedrooms, one with dormer window
Paved area outside front door

Additional Property:

The adjoining House, 112 South Street, with a long, walled garden is available for sale separately at offers over £425,000. If the two properties are sold separately an agreement will need to be made to block up the door from the bathroom in the Cottage to the hall in the house to create a vertical division.

Location

The Cottage, 112A South Street is accessed from a close (outside passage) off South Street in the centre of St Andrews. It is a central location close to the University, shops, bars and restaurants. The property is set back from the busy street but is only half a mile from the world famous Old Course with the West Sands beach beyond.

St Andrews is renowned worldwide as the Home of Golf. There are now eight golf courses under the management of the St Andrews Links Trust. The Old Course is arguably the most famous golf course in the world and next plays host to the Open Championship in 2027.

The historic town has a good range of shops, hotels, restaurants, recreational and cultural facilities which include The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Access to St Andrews by rail, road and air is good. Leuchars railway station (8 miles) is on the main Aberdeen to London line and provides a link to Dundee and Edinburgh. Edinburgh Airport, with a wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.
