Description

Bright and beautiful two bedroom, two reception, first floor Victorian conversion flat of approximately 790 square feet, with a smart and private garden and its own entrance. Chain free.

Your new home sits in a quaint, quiet Nunhead pocket of smart and almost-exclusively late-Victorian homes, very close to Peckham Rye Park and Common's 113 acres. Both Nunhead and Brockley stations are a pleasant 15 minute stroll away.

Open your own front door to a geometric-tiled floored hall, and head up pale carpeted stairs. At the top is a storage cupboard and space for a home office area.

To your immediate right is your smart windowed bathroom, with contemporary white suite plus overhead power shower.

Straight ahead is your large reception room of 11 feet by 10 feet (the obvious dining room – though it could just as easily serve as the main reception room should you wish to use the front reception as a third bedroom).

An open fire with granite hearth is a lovely feature in here. Set open-plan – by design not compromise – is a generous and fitted modern kitchen onto garden views. A back door leads from here down the stairs (with plenty of open shelving for larder and DIY bits and pieces) to the back door proper.

The garden is almost 50 feet, low-maintenance and nicely landscaped to include two decking areas and a small shed.

At the front of the house is the main reception room, of 12 feet by 11 feet, and a second bedroom, too. Both rooms look out to pleasant street views via sash windows, and the reception has a new wood-burning stove that is both a pleasing aesthetic and practical feature.

Set behind the front reception room is your large principal bedroom, of 12 feet by 11 feet.

Nunhead or Brockley stations (both zone 2) are an easy 15 minute walk from the flat for trains to the City or Victoria (15 mins)/London Bridge (8 mins) or the Overground. Alternatively, stroll to Crofton Park or Honor Oak Park stations in 16 and 18 minutes respectively. For Peckham Rye Station, take a 20 minute walk across or alongside the park, or take a 343 or P12 from the end of the road to get there in under 10!

One of the best pubs in south London is your local! The Ivy House on Stuart Road (the first cooperatively owned pub in London with lots going on including a beer festival and numerous local activities). The Rye and The Waverley Arms are also strong local pubs with beer gardens and BBQs that are particularly popular in the warmer months. The Clockhouse and The Herne Tavern are also a cross-park stroll away, and Cafe on the Rye is cute, by the new kids’ playground.

Nunhead Lane is your local high street with solid, long-standing independent staples including Soper’s wet fish shop and Ayre’s bakery. More recent arrivals include Four Hundred Rabbits (posh pizza), and Goodcup for coffee (which turns into Goodnights for cocktails).

Peckham Bazaar (by Dr Harold Moody Park) is our favourite restaurant! Brockley is getting all gentrified, and the many, many cafes by the station have a lovely European vibe. We also like Ellary’s and Mauby.

East Dulwich’s Lordship Lane, and Peckham’s Bellenden Road and Rye Lane are also close (20-25 mins walk) for more options, including Peckham Levels, Peckham Plex Cinema, The Bussey Building & Copeland Park complex, East Dulwich Picturehouse, and restaurants, bars, banks, independent shopping and cafes galore. On Bellenden Road, we love Review bookstore, Artusi, Flock and Herd, The Begging Bowl and Ganapati (the finest curries you'll find outside of Kerala).
