Description

A splendid country home renovated to a superb standard providing versatile character accommodation. Set in six acres of varied grounds, including an idyllic river, with a range of outbuildings and within walking distance of amenities.

A Distinguished Country Residence in an Idyllic Setting

Nestled within a truly enchanting valley just three miles from the historic town of Conwy, this exceptional lifestyle residence offers a rare fusion of heritage, tranquillity and refined modern living. Known as Riverstone, this remarkable home enjoys an elevated sense of privacy and seclusion, perfectly positioned within approximately six acres of beautifully varied grounds. Here, the gentle rhythm of nature provides a constant backdrop, a setting where countryside, nature and community harmoniously converge.

Timeless Character, Masterfully Reimagined

Originally dating back to 1818 and once part of the historic Glyn Estate, Riverstone has been comprehensively renovated to an exacting standard, preserving its rich character while seamlessly introducing modern comforts. Every element has been carefully considered from the new roof, electrics and plumbing, to the bespoke hardwood double glazed sash windows, many crafted from Oak trees sourced directly from the land itself. The result is a home of authenticity and substance, where craftsmanship and heritage are celebrated at every turn.

An Oak framed porch sets a welcoming tone, opening into an impressive entrance hall where original features, restored detailing and a palpable sense of quality immediately impress.

Elegant Living & Entertaining Spaces

At the heart of the home lies a magnificent kitchen and dining room, a space designed as much for family life as it is for sophisticated entertaining. Beautifully appointed, the bespoke kitchen features extensive cabinetry, twin Belfast sinks, an Aga and a substantial central island with breakfast bar. The Oak worktop, uniquely fashioned from timber grown within the grounds, offers a subtle yet meaningful connection to the landscape beyond.

The adjoining dining area is generous in scale, ideal for gatherings both intimate and grand, while French doors and a stable door open onto west and south facing patios, inviting seamless indoor-outdoor living.

The principal living room is equally captivating. A striking fireplace with wood burning stove and back boiler forms a warm and inviting focal point, complemented by elegant ceiling coving, wall panelling and a beautifully restored parquet floor. A charming bay window frames picturesque views across the front grounds, creating a space that feels both refined and welcoming.

Versatile Accommodation for Modern Living

The first floor continues to impress with a sense of space and flexibility. A generous landing area, currently utilised as a home office, offers potential for a snug, playroom or additional bedroom if required.

The principal suite provides a peaceful retreat, complete with a walk in wardrobe and a beautifully appointed ensuite featuring twin basins. Two further double bedrooms are served by an impressive family bathroom, where a classic roll top bath is perfectly positioned to enjoy tranquil views across the rear grounds.

Self-Contained Annexe – Flexibility & Opportunity

A significant enhancement to the property is the self contained annexe, offering exceptional versatility. Ideal for multi generational living, guest accommodation or potential income generation, this thoughtfully arranged space comprises a sitting room which is sometimes used as a fifth bedroom, kitchen/dining area and to the first floor, a spacious double bedroom and shower room. It is a valuable addition that adapts effortlessly to changing lifestyle needs and it could easily be used as part of the main house too.

Exceptional Grounds & Lifestyle Appeal

The grounds of Riverstone are nothing short of extraordinary. Extending to approximately six acres, they encompass formal gardens, grazing land, woodland, an orchard and a gently flowing river that winds its way through the landscape creating a setting that feels both private and deeply connected to nature.

Approached via a charming bridge and sweeping driveway, the sense of arrival is both impressive and memorable. Dry stone walls, manicured lawns and mature planting frame the approach, while double gates open onto a substantial parking area with access to the garage.

To the rear, a south facing courtyard provides a perfect suntrap for al fresco dining, while beyond the river lies an enchanting orchard, greenhouse and chicken enclosure ideal for those seeking a more self sufficient lifestyle. A further outbuilding with separate lane access offers exciting future development potential, subject to the necessary planning consents.

Planning permission is already in place for a substantial agricultural barn (12m x 6m), opening up possibilities for storage, workshop use or even an American style stabling setup, perfectly suited to equestrian or smallholding pursuits.

A Setting That Captures the Imagination

Situated on the edge of a charming village within Snowdonia National Park, the property enjoys the best of both worlds, a peaceful, rural setting with excellent connectivity. The Fairy Glen Hotel is just a short walk away, while local amenities including a golf course, gym, convenience store and primary school are within easy reach.

The historic walled town of Conwy and the vibrant Deganwy Marina lie approximately three miles to the east, with beautiful beaches just a short drive away. Bangor can be reached in around 20 minutes, while Chester is approximately an hour’s drive, making this an ideal base for both lifestyle and accessibility.

A Home Filled with Heart & Heritage

Riverstone is more than a house it is a home rich in story, warmth and family life. From cosy winter evenings beside the fire to long summer days by the river, it offers a lifestyle that is both deeply fulfilling and effortlessly beautiful. The current owners have created a sanctuary where children grow up exploring nature, where seasons are celebrated, and where every corner holds a memory.

Vendor Insight – Riverstone

When did you first find this home, what first drew you to it, and what was it that instantly captured your heart?

“I moved to the village in 2008 and used to walk my dogs regularly up the mountain. I always walked past Riverstone and the first time I laid eyes on it I fell in love with the stonework and the river setting, I imagined what a great family home it would be.”

Can you recall the moment you knew it was “the one”?

“In 2016 the owner asked me in the local pub, the Fairy Glen, if I would be interested in buying Riverstone and invited me to look at the property. Me and my wife, Michelle, went for a look and instantly fell in love with the place, Michelle’s exact words were ‘what a beautiful home to raise a family’ and that’s exactly what we did.”

Following those first impressions, how has your connection deepened over time, things like the architecture, the setting, the atmosphere and experiences all play a part?

“Riverstone is a truly magical family home for me, my wife and our 5 children. It’s so well built, and solid, not like the new builds you find today. It’s also such a quiet setting with nothing but the sound of the river and birds. My 3 young boys are always out playing by the river or climbing trees in the fields. We love the peace and quiet as well as how safe the property feels. We grow all our own vegetables and harvest apples from the orchard as well as tomatoes from the green house.”

How would you describe the feeling of arriving home, whether at the end of a busy day, after a weekend trip or simply just a few hours away?

“I work away for 4 weeks at a time in Africa so when I return I always ensure the driver takes the Conwy exit and over Sychnant Pass into the village to see the beautiful country views, as we enter the driveway the view of the open mountain and river makes me happy. I’m always greeted by my 3 young boys playing on the grass waiting for me. When I enter the house, Michelle always makes sure the log fires are lit, if it’s cold outside, and instantly it feels like home.”

Tell us a little about the home’s history. Have you made any changes or additions that you feel have enhanced its character or functionality?

“Riverstone was built in 1818 and was part of the Glyn Estate. I believe there used to be an old mill in the top field. We have made quite a few changes to the property, we have removed the old PVC conservatory that used to be at the front and added the boot room to the right of the property, changed all the windows from PVC to oak sash windows, all the oak doors and window we installed have come from oak trees on our 6 acres. All the dry-stone walls that had fallen over have all been put back up and in the Summer months they are full of newts and common lizards. All the stone fireplaces, coving and plenty more were put back to original.”

Is there a particular feature or detail that holds special meaning for you?

“When we first moved into Riverstone we lived in the Annexe whilst renovating the main part of the house. In the kitchen, the past owner had a log burning stove and this will always hold a special place in my heart. I always dreamed of a log fire and we remember finding out we were pregnant with our first baby boy, we lit the fire, had dinner and discussed all our future plans that night for hours, this is still one of my most special evenings sat by that fire.”

Which spaces do you find yourself gravitating to most, and why?

“We love the kitchen and I like to cook when home. Feeling the warm radiant heat from the AGA after a few glasses of wine with all the family sitting around the oak top island is pretty special. We love to relax in the living room with the log fire crackling, children playing with their toys and watching programs together.”

How does your home make day to day living feel special? Whether it’s morning light in the kitchen, cosy evenings by the fire, or garden views that never get old?

“There is always something to see, a fox early morning, red kite in the sky, the Heron in the river catching a brown trout or just the glow of the fire in the living room.”

What time of year does the property feel most magical, and why?

“My wife Michelle loves the summer months because she loves to pack the picnic basket and we go sit by the river at our special spot, make a small campfire and the boys swim in the river while we relax with a glass of wine, that’s magical to be able to have that freedom. My most magical time of the year is definitely Autum, when all the leaves turn and the scenery looks magical. Time to light the fires which make the house nice and cosy.”

For families, what do you feel makes this such a wonderful place to raise children?

“The freedom and how safe the area is, we have 3 boys, Connor 8, Cai 7 and little Cobi who is 3 and a half. Twin girls who are 23, and have left home, and are now at university. The boys are never inside and are always catching frogs, playing in the river or climbing trees. The boys have learnt valuable skills from caring for and raising chickens, sheep and how to grow vegetables. Every morning before school they will run to the orchard and pick fresh pink lady apples from the tree in the growing season.”

How would you describe the local community and the lifestyle on offer?

“Capelulo has a lovely village setting with a local pub just few minutes’ walk from Riverstone, everyone is so friendly and there’s plenty to do. The beach is only 15min walk and mountain trails all around. 5min drive into Conwy. Capelulo school is where our children go and it is fantastic. In the summer months Michelle walks and the boys ride the bikes which is only 10 minute’s.”

Are there favourite local spots, cafés, pubs, restaurants, walks, hidden gems etc that really capture the spirit of living here?

“To be honest the whole area is a hidden gem, it’s just off the beaten track but only 5 misn to the A55. There are endless activities to do whether it be a drink at the pub, playing golf, the beach, hiking and mountain biking.”

Can you share a remarkable or meaningful moment that truly sums up your time in this home? “The birth of my 3 boys and watching them grow, play and explore nature.”

What kinds of memories have been created here? Celebrations, milestones, or quiet moments that you’ll always cherish?

“Michelle does love an excuse for a party whether its family birthdays, Christmas or New Year. The Annexe is perfect for family with kids to come and stay for long weekends.”

What do you think the next owners will fall in love with most?

“The feeling of being nestled at the foot of the mountains with a river (The Gyrach). The peace and quiet, outdoor activities on your doorstep and a true lifestyle property with total privacy.”

Who do you imagine would feel most at home here?

“Anyone that enjoys the countryside, horse riding, smallholding lifestyle, privacy and safety for raising a family.”

As you prepare to move on, what will you miss most and what will you take with you in your memories?

“We will miss Riverstone dearly! The work we have both put into it and the fantastic memories of starting, and raising, our family. I plan to retire in the next few years we are planning to start our new adventure and wish all the best to the lucky new owners of Riverstone.”
