LOCATION
Rattery is an attractive, thriving village in the South Hams, situated just a few miles from Dartmoor National Park and well known for its excellent and very popular village pub, The Church House Inn. There are several clubs in the village, including badminton, woodturners, line dancing, yoga, pickleball and pilates to name just a few. Dartington, well known as being home to The Dartington Estate, a worldrenowned centre of heritage, culture and entertainment, is about 3 miles and offers two more pubs, a primary school, and the South Devon Steiner School, as well as the Cider Press Centre, home to a selection of unique shops, a café, a bakery and a monthly farmers’ market. There is also paddle boarding, cold-water swimming and the canoeing club at Dartington.
Totnes is about 4 miles and was once named as one of the top 30 coolest places in Britain by the Sunday Times. The town sits on the banks of the River Dart and offers a rich mix of quirky, independent shops, historic sites and vibrant markets, alongside many restaurants, coffee shops and pubs. KEVICC’s secondary school is in the town, as is a leisure centre, a cinema and the train station, which provides regular access to London in 2 hrs 40 mins. The A38 is less than 2 miles and heads west into Cornwall through Plymouth, or east where it connects with the M5 at Exeter.
THE PROPERTY
Believed to date from circa 1610, this enchanting Grade II listed thatched cottage occupies a delightful position in the heart of Rattery, combining period charm with contemporary flair. The original cottage has been enhanced beautifully with a two-storey extension to the rear, providing a study, a double bedroom and a shower room on the ground floor, and above, a vaulted second sitting room, known as the gallery, which features a woodburning stove and double doors opening onto a Mediterranean-style terrace, ideal for al fresco dining.
The original part of the cottage offers accommodation over two floors, with the ground floor comprising an entrance hall with stable door, a gorgeous ‘winter’ sitting room, being a cosy and beautifully presented reception room with woodburning stove set within a traditional inglenook fireplace, a dining room with window seat and attractive full-width dresser, and a well fitted kitchen with electric Aga. The first floor provides two further bedrooms and a bathroom. Also on the ground floor is a large utility / pantry room which has external access from the courtyard.
OUTSIDE
The thoughtfully designed gardens beautifully complement the house, being a quintessential English country garden. The garden is arranged in levels and is well-established and full of vibrant colour in the summer months. Central sleeper steps lead gently upwards, flanked by well-stocked beds and borders, alongside productive kitchen garden beds. The uppermost tier is laid to lawn, offering an open, level space
and is enhanced by the large studio which could be used as an office or bedroom and benefits from a wood-burning stove and bi-fold doors onto the lawn, where there is a hot water bath and outside shower.
At the lower levels, a Mediterranean-style terrace and courtyard provide an inviting area for outdoor dining and relaxation. The garden has been open to the public for charity events, and was also featured on Sarah Beeny’s New Life in the Country in summer 2023. In addition to the summerhouse, is a cloakroom, sauna, potting shed and garden shed.
