Description

Owners comments...

We have been custodians of Reading Room Cottage for almost 12years now. When we first viewed it all those years ago we both fell in love with it immediately, the history, character and charm, with horse riders and church bells. It just bewitched us and we just had to own it, so an offer was put it straight away.

It’s been a very happy home, our children have enjoyed living here and we’ve had some fab parties. The home is ideal to accommodate a big gathering of friends & family.

In the balmy summer months we’ve sat out in the garden into the early hours just enjoying nature and in the daytime the kitchen provides a wonderfully cool sanctuary.

There are wonderful walks & paths around and one even leads us to the local pub for a quick refreshment and to recharge our batteries before heading back to this lovely home.

It’s now time for new owners to take over Reading Room Cottage and love it as much as we have.

Dan & Neil Estate Agents' comments...

Where to start... there is so much history and charm here that we could go on and on! First off, the home dates way back to 1881 when it first served as the original reading room for the village and local church. Fast forward the best part of 150 years and it now stands as a sprawling 3,000 sqft home retaining many gorgeous character features and charm throughout.

The plot itself is approx 0.28acre, and the driveway is approached via gates with ample parking and a detached double garage with a studio above it. The spacious garden is secluded with mature hedges and backing onto protected woodland.

Heading inside the house, the minute you step through the front door you're greeted into a vaulted entrance hall with open split level staircase, exposed beams and light flooding through. This floor is host to a vast living room with a triple aspect, the other side of the entrance hall serves as a formal dining space and there's also two bedrooms (No.s 2 & 5) along with a shower room and a separate study room.

Down to the lower ground floor is where you'll find an amazing kitchen/breakfast room, only around 10 years old, with integrated Neff appliances, quartz stone worktops and a huge island unit perfect for day to day dining. There's also a pretty big utility/boot room ("bootility" if you will!) and a seperate WC. Don't be put off by the description of "lower ground floor" - this space is anything but a dark basement, with plenty of windows and working with the shape of the plot, there's direct access outside and plenty of light flooding in here too, along with the views onto the gardens from here.

Up to the top floor, there's a stunning galleried landing with the main bedroom suite tucked away in it's own wing on the east side. Bedrooms 3 & 4 are also up here and they share a 4 piece bathroom including a freestanding roll top, claw foot bath tub! You're not shy on storage space anywhere in the house with including wardrobes built into nearly all the rooms.

Theres so much history to show you here, and so much space to live comfortably and indulge hobbies, it really does have that forever home appeal.

Area comments...

Arborfield Village provides the ideal mix of rural charm and modern amenities - surrounded by the local church itself, farmland, stables and a 17th Century Pub at The Bull Inn, whilst also playing host to a local Co-Op, farm shops and some great schools within easy reach too. Both Wokingham & Reading are a short drive away and there's plenty of more modern amenities to be found within Arborfield from Arborfield Green Leisure & Community centres to Stables Coffee shop and the newly opened Sainsburys, not to mention the popular Nirvana Spa just a bit further along.
