Description

As part of our Signature collection is this four bedroom detached house with potential annexe standing in just under 13 acres in the idyllic countryside of the Brett Valley adjoining Brett Vale Golf Course with first class equestrian facilities.

Orchard Farm is a perfect rural retreat offering a country lane setting yet being 3 miles from East Bergholt and Hadleigh, 7 miles from Manningtree with a mainline station and 11 miles to Ipswich or Colchester.

Superb equestrian facilities include 11 paddocks, 5 stable yard, further indoor 5 stable barn, menage and various store buildings.

An entrance porch opens to the hall where a staircase leads to the first floor.

At the front of the property is the sitting room with triple aspect and central inglenook style fireplace with log burner. Double doors lead through to the kitchen / dining room which overlooks the garden with tiled flooring. The kitchen is fitted with pine units under quartz work surfaces with central island and one and a half bowl sink. There is space for appliances including a Rangemaster with extractor hood over.

A door leads through to a rear lobby with cloaks recess and cloakroom comprising WC and wash basin and a boiler/boot room with a Grant oil boiler and door to the outside.

At the rear is a home office and a conservatory which overlooks the gardens.

From the main hall stairs lead up to the main landing where there is an airing cupboard and stair access up to the loft room with double glazed window with fine views.

The principal bedroom is a good size with dual aspect and a range of built in wardrobes along one wall. A door leads through to the en-suite comprising a deep shower, wash basin and WC.

There are two further single bedrooms with storage and sharing the main bathroom with bath, wash basin, and WC.

The house originally had a self-contained annexe which is now a separate wing of the house. With its own entrance hall which connects to the boot room in the main house, there is a dual aspect sitting room with stairs to the first floor, separate dining room and utility room with a range of cupboards and drawers under work surfaces with sink and drainer, plumbing for a washing machine and space for tumble dryer. On the first floor is a double bedroom with walk in storage cupboard and en suite shower room with shower, wash basin and toilet.

Outside
The property is screened from Sulleys Hill and is accessed from both the road and a shared side track that also leads through to the equestrian facilities. The in and out drive has ample parking and sweeps round to the double cart lodge. Gates either side lead though to the gardens with an enclosed garden to the side and one to the rear with a large split-level patio.

Leading out from the garden there is a vegetable garden with former chicken run, garden shed and further shed housing a back-up generator. An orchard has a variety of fruit trees and sweeps round to the side of the house where there is a separate vehicular access from Sulleys Hill with a track passing an open hay store and tractor shed. This area has been designated a nature reserve and has a variety of trees including a Christmas tree plantation continuing down to an open area with a summer cabin with stunning views over the countryside into the Brett Valley.

Equestrian Facilities
The track down the side of the property is also a public footpath and provides vehicular access to the first stable building where double gates open to a range of four stables, feed room and bedding store with concrete yard with access out to the paddocks. At the rear is a covered way with three storage rooms and a workshop. There is a larger hay store and access to the field shelter that has been a fifth stable. At the end of the track is a former agricultural barn which now houses five indoor stables and has a parking area along side. This is used for livery giving access to the eleven paddocks which also has a menage with eco surface. Water is laid down to feeders in the paddock area and the equestrian buildings have power, light and water connected. Due to the nature of the location and soil type the area drains well.
