Description

This unlisted and extended farmhouse is located at the end of a private farm track surrounded by wonderful countryside within the National Landscape. Nestling in about 8.43 acres it includes a detached annex, a stable block and fenced paddocks. The owners have sensitively refurbished the entire property to a very high standard, but retained period features including exposed beams, wood doors and natural brick walls.

The oak and tiled entrance porch includes an oak staircase and opens into the dual aspect modern kitchen/breakfast room with flagstone flooring, a stunning oak breakfast bar, a range cooker and units with wooden worktops housing integrated and stand-alone appliances. Off the kitchen is a utility area, a cloakroom with a featured wood wall and understairs storage. There is a bright and spacious hall leading to the stunning 30ft triple aspect sitting room/dining room partially divided by a two-way log burner. The dining area provides access to the impressive conservatory with a slate roof and offering a panoramic vista of the beautifully landscaped garden, paddocks and vineyards while an opening in the original stone wall leads to a large study with French doors to the hot tub area and the boot room with storage and additional laundry facilities.

Upstairs there is a smart Jack and Jill family bathroom and four double bedrooms with uninterrupted views of the surrounding countryside and wonderful period features. The large and airy principal suite has patio doors onto a balcony and private access to a trendy ensuite wet room with fitted cupboards.

Outside there is a large sheltered terrace surrounded by gravelled terracing with raised flower and shrub beds and lawn interspersed with mature trees. The chalet style detached annex includes a delightful bed/sitting room with a kitchenette, shower room and private patio and has been a very successful holiday let. There is also a large workshop and craft room with electricity, as well as a woodshed and storage for garden machinery. The light and fully covered stable block includes connected electricity and water, four large loose boxes, a feed/tack room and a very spacious parking area, while the paddocks are all water connected and CCTV to view horses.

What the Owner says:

What the owners say: We found this property nearly 10 years ago, with plenty of potential in quiet and peaceful rural surroundings and knew it was the right home for our family and animals. However, it required considerable updating so we have completely refurbished the property from top to bottom with no expense spared to create a delightful home.
Although we are in the country, it is not far to Westfield with its convenience store and post office, hairdresser, beautician, pet groomer, a primary and prep school, a pub, restaurant and sports clubs while Sedlescombe includes a golf and country club, primary school, village store and vineyard. We are virtually equidistant between Battle with its independent shops, mainline station, Battle Abbey school and Claverham Community College and rejuvenated Hastings with its castle, pier, art galleries and museums.
