Description

This delightful two-bedroom ground floor maisonette offers a brilliant first step onto the property ladder, combining period charm with thoughtful modern updates in a popular Charlton Slopes setting.
The property forms part of an attractive period building and immediately impresses with its characterful feel, from the wooden flooring and high ceilings through to the double-glazed sash windows at the front. The current owner has carried out a programme of refurbishment, creating a bright and fresh interior ready to move straight into. Improvements include redecoration, a replacement boiler, upgraded electrical consumer unit, some replastering, and a particularly stylish modern bathroom.
The layout is both practical and well balanced. An entrance hall leads to two double bedrooms, one positioned to the front and the other overlooking the rear. There is a well-appointed bathroom/WC, followed by a comfortable living room, ideal for relaxing or entertaining. To the rear sits a modern fitted kitchen, completing the internal accommodation.
Externally, the property benefits from a good size rear garden, offering valuable outdoor space that is perfect for unwinding or socialising during warmer months.
Eastcombe Avenue is set within the ever-popular Charlton Slopes area of SE7. According to Google Maps, Westcombe Park Station is approximately a 13-minute walk away, providing regular services into the capital and beyond. Bus routes also run past the property, connecting you to surrounding areas with ease. There is a strong selection of local primary schools including Fossdene, Our Lady of Grace RC and Sherington, while everyday shopping needs are catered for by the nearby Charlton Road parade. A little further on, Blackheath Standard offers independent shops, cafés, welcoming pubs and a Marks and Spencer Foodhall. Greenwich Shopping Park is also within easy reach, with a range of high street brands and larger supermarkets.
The property is offered with a long lease and, combined with its condition and location, will strongly appeal to first time buyers seeking something ready to enjoy from day one.
The current owner has particularly valued living here, and in their own words:
WHAT I LOVE ABOUT LIVING HERE
One of the things I’ve really appreciated is how well connected the area is. There are multiple transport options nearby, and having access toward the Elizabeth Line makes getting across London quick and straightforward. It’s been ideal for travelling into the City, Canary Wharf, or further afield.
Being able to walk to both Greenwich Park and Blackheath in around 15 minutes has been a real highlight. Whether it’s for a morning walk, fresh air, or time to unwind, having such open space so close by makes a big difference.
Daily life here is genuinely easy. The retail park is within walking distance, including M&S, and the O2 is close by for shopping, restaurants, and concerts. It’s great having everything you need nearby without having to travel far.
I’ve really enjoyed the charm of Charlton Village, which is just a short distance away. With independent cafés, bakeries, and local shops, it brings a relaxed “village feel” to the area.
The area is popular with families, with several highly sought-after and oversubscribed schools within catchment, along with a range of well-regarded nurseries nearby. It has a real sense of being an established and welcoming community.
A standout moment each year is the London Marathon passing a few mins walk away. It creates such an incredible atmosphere and is something really special to experience as part of the local community.
For me, it’s the balance that makes this location stand out — green space, connectivity, convenience, and a strong sense of community all come together to create a lifestyle that’s both practical and enjoyable.
