Holly House is a detached villa thought to date from about 1800 and is situated close to the heart of Woodbridge, within walking distance of the many excellent local amenities. The property is constructed of rendered brick elevations, under a pitched slate roof with inset sash windows. The handsome front façade features a portico with Corinthian columns with a part glazed front door with a fanlight over. The interior retains plenty of original detail, including a fine period staircase and panelled doors with moulded architraves.

The front door opens to the hallway, off which is the drawing room, an L-shaped room, on two levels, with a fireplace housing a gas coal-effect fire with period pine mantelpiece. The sitting room also has a period fireplace with an ornate cast-iron grate and pine mantelpiece with fitted cupboards and shelves to either side. There is a further built-in bookcase.

To the rear of the hall is the kitchen/breakfast room which is fitted with a range of bespoke wall and base mounted units with a wooden worktop and integrated Neff gas hob, electric oven and dishwasher (all Bosch). A further utility cupboard provides space for a washing machine and there is ample space for a table and chairs. Located off the kitchen is the dining room which has French doors opening to the garden, and a cloakroom. The rear lobby has a storage cupboard with a back door opening to the garden, The well-proportioned cellar provides further storage space and can also be used as a workshop.

A fine period staircase with mahogany handrail rises to the first-floor landing, off which are three double bedrooms, a small single bedroom and the family bathroom. All the bedrooms have built-in cupboards. The bathroom is fitted with a white panelled bath, handbasin and WC.

Outside
Holly House is set back from the Thoroughfare behind a pretty front garden enclosed by iron railings and timber fencing with a brick pathway leading up to the front door. Mostly down to gravel with two ornamental beds, there are a variety of shrubs including yew and laurel.

The private rear garden is designed to be low maintenance with a stone paved terrace next to the house, perfect for outdoor dining and entertaining. Steps lead up to a further area of garden with raised brick beds stocked with a wide variety of colourful spring bulbs, flowers, espalier fruit trees as well as roses, clematis and euphorbia. The garden is enclosed by brick wall and fencing with a further gated access from Pytches Road.

At the top of the garden a timber gate opens to the parking and storage area with a detached brick built garage, with an up-and-over door and power and light connected. Parking space for 1 car in addition to the garage.
